PROJECT MANAGER - MULTIFAMILY

To help build on this success, we at Weinstein Properties are looking to add a qualified Project Manager to our Construction Group. What are the qualifications? Our projects extend from the small to the large, with remodeling, renovation, and capital projects, occupying the overwhelming majority of our efforts. You will be challenged through space, code, schedule, and budget constraints to produce that “masterpiece,” but these only fuel your passion.
Our work group is a diverse bunch, with tenures from 2 to 20 years, some self-educated and some with degrees in design, construction, and engineering, most working CAD, most adept with Excel, all comfortable in the field; we complement each other and the other groups serving our residents.
SCOPE OF WORK: Manage construction projects from conception through design and budgeting to construction completion and occupancy. Present and assist with design and planning strategy to achieve organizational vision.
GENERAL RESPONSIBILITIES: The Project Manager reports to the Vice President of Construction. The Project Manager is responsible for the day-to-day management of the projects and work assigned to them. They will ensure that their projects and work proceed on schedule, within budget, and to the required quality. The Project Manager works to maintain project progress and communications with the Property Directors, Revenue and Marketing Team, IT, the Leasing and Maintenance Teams, Project Coordinators, Renovations Supervisors, and consultants, vendors, suppliers, and Contractors.
SPECIFIC RESPONSIBILITIES:
Facilitate management decision making for project parameters including scope, budget and schedule.
Establish the scope of work for projects consistent with organizational and project objectives. Complete site surveys, field verifications, and test fit plans as needed.
Establish project budgets, work sequence and schedules, using excel and scheduling software.
Prepare complete work packages for construction using Microsoft and CADD software; coordinate amongst project participants.
Be active in encouraging quality contractors and vendors to bid projects.
Review design submittals and vendor / contractor proposals and submittals for overall coordination, completeness, accuracy, scope of work, and cost reasonableness.
Facilitate communications amongst the respective project participants and stakeholders, assuring timely input and notifications.
Obtain appropriate building permits and government approvals.
Establish requirements of public utilities.
Seek timely resolution of project, work, and worker matters.
Be responsible for daily administration of their projects; process invoices.
Work with Management, Revenue, and Marketing to formulate design strategies to meet organizational vision; facilitate updates and changes.
Stay current in your particular professional field and building codes.
Expand your knowledge base and technical competencies. Help expand the knowledge base and technical competencies of co-workers.

EXPERIENCE: Approximately 3 years experience of construction knowledge or project management, multifamily experience a plus (renovations, remodels, capital projects).
OTHER REQUIREMENTS:
Must have and maintain a valid driver’s license
OSHA 10 hour preferred
Ability to travel to project sites
Located in the DFW area but open to travel to other regions if needed

Leasing Consultant - Alternative Schedule

Strong customer service and admin experience needed. Experience from customer service, sales or hospitality environments, as well as previous property management experiences welcome. We offer training and coaching on how to master the necessary skill sets, and direction for professional development.
Location: Bexley Landing - Euless, TX
Do you have a flexible schedule? If so, our alternative schedule leasing consultant position will give you an additional $80 per pay period bonus! This schedule is set the same each week and consists of 5 days each week working (including Saturdays) with the same 2 days off per week (Sundays and one weekday).
Example: Monday, Tuesday, Thursday, Friday and Saturday - with Sundays and Wednesdays off. If you need a different weekday off we can be flexible.
Hours are: Weekdays 9-6 Saturdays 9-5 Sundays Off
Pay: Starting at $18 per hour plus alternative schedule bonus per pay period and quarterly bonuses
What are some things a leasing consultant does?
Work with prospects who are interested in knowing more about our communities. Answer internet leads, phone calls, schedule appointments and take prospects on a tour of the community.
Process leasing applications, put together lease paperwork, request security deposits and leaseholders to sign the lease.
Give great customer service to our residents, assist them with any needs they have such as going over their renewal, notice to vacate, early termination, adding a pet, wanting to transfer to another apartment home, answering questions about their account.
Work along side maintenance, walk apartments when they are ready to confirm everything looks great, monitor property needs, follow up with residents about work orders or any maintenance needs they have.
Create a great experience for residents upon move in.
Work with residents when they move out, process move outs and security deposit dispositions.
Post rent money, follow up on balances owed.
Resident activities - planning, preparing and hosting.
