
Investment Analyst
The opportunity
We are seeking a detail-oriented Investment Analyst to support our growing real estate investment firm located in Nashville, TN. Our investment focus is in early childhood education (ECE), retail, and value-add opportunities in the Nashville MSA and greater Southeast. The role will be instrumental in sourcing, evaluating and executing new acquisition opportunities. This is a high-impact position with exposure to the full transaction lifecycle and direct access to senior leadership.

What you'll do
- Build and maintain dynamic Google Sheets and Argus models for property acquisitions
- Analyze rent rolls, operating statements, and lease terms to assess risk and upside
- Research submarkets, leasing trends, comps, and sales activity
- Track cap rate trends, debt markets, tenant profiles, and demographic shifts
- Prepare investment memos and deal summaries for internal review
- Help refine acquisition strategy through data-backed insights
- Coordinate due diligence items, including third-party reports
- Track deal pipeline, LOI, PSA timelines, and closing checklists
- Interface with brokers, attorneys, lenders, and sellers throughout the transaction process
- Take on additional ad-hoc projects related to property management and asset management, including leasing, renovation projects, capital improvements, financing
Who you are
- Agile professional who excels in a fast-paced environment and thrives on continuously pivoting strategies to drive business needs forward
- Bachelor’s degree in Finance, Real Estate, Economics, or related field
- 3+ years in real estate investment, brokerage, banking or CRE advisory
- Extensive experience in Google Sheets, Argus, and CoStar
- Familiarity with Southeast CRE markets preferred
- Detail-oriented, deadline-driven, excellent written and verbal communication
- Entrepreneurial, team-first, and excited about growing with a lean platform
- Must be located or willing to relocate to Nashville, TN
