A Snapshot
As the Contracts Manager based in our Japan HQ in Roppongi Hills, you will report to the Associate Director, Contract Operations and work closely with various teams and leadership across the Asia Pacific region, making your mark in a number of ways:
- The role is responsible for the management of contracts within Property Operations covering Kanto, Kansai, and future regions throughout Japan.
Your Day to Day
- Negotiating contracts at the highest levels of the business across throughout, including the development and management of all contractual documentation
- Providing leadership, guidance, and advice to support the Data Centre Operations teams in all aspects of commercial and contract issues across the entire lifecycle of our data centres
- Ongoing management of vendors including contract variations, quarterly and monthly vendor reviews, performance management and dispute resolution
- Contract administration across AirTrunk data centres throughout Japan
- Review claims including payment claims, invoices, variations, time-related claims and the like
- Cost management and cost reporting across all active contracts and services
- Develop and manage effective and streamlined processes and procedures and develop metrics quantifying performance across all data centres
- Assist with innovations, initiatives and continuous improvements aimed at increasing time and cost efficiencies of our data centre operations
- Develop and review tender packages including building scope of works, bid templates, tender evaluations, reviews, and recommendations
- Concurrently manage multiple projects including preparation of support for new data centre capacity and capital improvement projects associated with our existing data centres
- Travel to data centre sites domestic and internationally as required
Requirements
- Tertiary qualifications in a relevant discipline or equivalent commercial business experience
- Fluency in Japanese and English (written and spoken)
- Extensive contract management experience at a senior level with responsibility for commercial aspects, including contract preparation, negotiation and administration and dispute resolution.
- Excellent communication and stakeholder management skills
- Experience managing Facility Management contracts
- Previous Data Centre experience desirable but not essential
