Your Impact
As the Associate Commercial Director, Japan based in our HQ in Tokyo, you will report to the Regional Associate Director and work closely with various teams and leadership across the Asia Pacific region, making your mark in a number of ways:
- You will participate with senior management to establish the strategic commercial plan and objectives for the Japan region and effectively cascade the strategy and policies
- As the commercial business partner, you will provide leadership, guidance, and advice to support the delivery teams in all aspects of commercial and contract issues across the entire lifecycle of our data centre developments
- You will resolve complex commercial issues across the region, ensuring a high level of governance and risk management
- You will negotiate complex contracts, including the development and management of all contractual strategy and documentation
- Manage and develop and a team of commercial professionals across the Japan region.
What you’ll do
- Provide risk and governance oversight across the Japan region through contracts, cost and claims leadership, providing trusted commercial advice to the Development and Project Directors
- Support senior management team with procurement and contract strategies for existing and new regions across Japan
- Lead the commercial team across the region as the first point of escalation for all day-to-day matters for in-flight projects
- Resolve complex contract interpretation issues and disputes in a creative manner, balancing both parties’ objectives and the long-term implications of changes or solutions
- Implement and develop effective and streamlined processes and procedures, considering regional nuances; develop metrics quantifying performance across all projects
- Drive project cost outcomes and lead commercial lessons learned, innovations, initiatives and continuous improvements aimed at increasing time and costs efficiencies of the delivery of our data centres
- Develop complex business cases and analysis on procurement/ new market entry / claims resolution to senior management
- Review tender packages including developing scope of works, bid templates, tender evaluations, reviews, and recommendations
- Concurrently oversee multiple projects including new data centre buildings and capital improvement projects associated with existing data centres
- Travel to data centre sites both domestic and internationally for commercial reviews, resolution of issues and disputes, project initiation/close out, and the like as required.
What you’ll bring
- Degree in Law, Quantity Surveying, Construction Management, Engineering or similar
- Minimum of 15 years’ experience in commercial, contracts, or project delivery roles within large-scale construction or infrastructure projects
- Strong understanding of commercial and contract management with a sound understanding of contract law
- Exceptional communication, negotiation, contract drafting and presentation skills
- Demonstrated success in directing and influencing multi‐disciplinary teams, consultants, and contractors to deliver high quality outcomes
- Demonstrable leadership and problem-solving skills
- Sound knowledge of Microsoft Office Suite and exposure to online collaboration tools
- Excellent communication skills in Japanese and English and have an attention to detail and be able to maintain high quality standards
- Bilingual in Japanese and English.
Preferred:
- Experience in Japan market, including navigating local partnerships, supply chain constraints, and regulatory approvals
- Experience in hyperscale, data centre, or fast-track design and construct environments
- Postgraduate qualifications in law, business, or management
- Experience managing large-scale contracts (>USD $500m equivalent)
