The Role
The Loan Processor plays a critical role in ensuring loans are processed in a timely, compliant, and accurate manner. This position works closely with AscentDS team members, loan originators, sponsors, borrowers, title representatives, and third-party vendors to guide loans from application through approval, closing, and funding. The ideal candidate is collaborative, detail-oriented, highly communicative, and motivated to grow professionally.
The Work
- Maintain and update loan data and documentation within the Loan Origination System (LOS) to ensure accurate, complete, and timely loan records throughout the origination and closing process.
- Manage the loan pipeline to meet internal service level agreements (SLAs) and ensure compliance with company policies and regulatory requirements.
- Order and coordinate title services with approved title companies, tracking the delivery of preliminary title reports, title commitments, and related documentation.
- Review preliminary title reports and title commitments to verify vesting, legal descriptions, ownership history, and lien position.
- Identify title exceptions, liens, encumbrances, easements, and other matters affecting title insurability or lien priority.
- Coordinate the resolution of title defects and curative matters, including preparation and review of indemnity agreements, in collaboration with borrowers, sponsors, title officers, attorneys, and internal stakeholders.
- Review borrower insurance policies and coverage to ensure compliance with lender requirements and confirm all insurance conditions are satisfied prior to closing and funding.
- Track and document the clearance of title conditions, insurance requirements, and closing stipulations while facilitating communication among loan officers, underwriters, title representatives, and closing agents to support timely loan approvals, closings, and funding.
Your Skills and Experience
- Experience in residential construction lending and/or commercial real estate (CRE) operations within a financial services or lending institution.
- Familiarity with business-purpose and construction loan underwriting principles.
- Strong understanding of preliminary title reports, title commitments, common title exceptions, liens, encumbrances, and loan-related title conditions.
- Knowledge of title insurance requirements, endorsements, and standard closing conditions necessary for loan approval and funding.
- Working knowledge of operational risk, loan processing workflows, and quality control standards.
- Exceptional attention to detail and ability to manage multiple files in a deadline-driven environment.
- Strong written and verbal communication skills with the ability to coordinate across internal and external stakeholders.
- Proficiency in financial software tools, including Loan Origination Systems (LOS) and servicing platforms.
The Pay
Hourly pay is $28.85-$43.27 plus overtime with a discretionary annual bonus of up to 15%.
The Work Environment
- This role works on-site from Ascent's Encino office, Monday - Thursday (Fridays are work-from-home).
- Full-time, 40 hours per week; must be available for occasional overtime.
- Some nights and weekends required.
