Resident Specialist

Augusta, GA

ATC Development builds, owns, and manages apartment communities. Since 1973, our construction arm, ATC Construction, has developed over 5,000 dwellings. We're proud of our 50+ year legacy and remain rooted in our core values: exceptional service, meaningful work, professionalism, teamwork, and value creation.

As a family-owned company with no third-party management, we offer a supportive, people-first culture where every employee’s contribution matters. We believe in the power of home—for our residents and our team.

At ATC Development, we are more than a property management company;  we are a family-owned business that believes work should enhance life, not just fill the hours.

We are looking for a Resident Specialist to join our successful team. This unique role is vital to keeping our communities thriving and our residents happy. This role is perfect for someone who thrives on variety, loves solving problems, and enjoys working with people. If you're detail-oriented, confident, and customer-focused — this could be your next great opportunity.

What You Will Do:

You will be a go-to team member supporting several of our communities by:

•    Maximizing Resident Retention: Managing lease renewals and ensuring residents feel valued and informed.

•    Handling Delinquencies with Care: Tracking, managing, and resolving past-due accounts while maintaining professionalism and empathy.

•    Floating Leasing Support: Providing coverage at multiple properties as needed, conducting tours, processing applications, and supporting onsite teams.

•    Driving Revenue: Assisting with rent pricing strategies, collection processes, and market analysis to keep properties performing at their best.

•    Collaborating Across Teams: Working closely with property managers, senior leaders, and leasing staff to share knowledge and elevate service.

What we are looking for:

Required:

•    A high school diploma or GED

•    A professional, team-oriented attitude

•    Excellent customer service and communication skills

•    Strong time management and reliability

•    Valid driver’s license, reliable transportation, and vehicle insurance

•    Physical ability to perform property walks and on-site tasks

Preferred:

•    Two+ years in leasing, sales, or property management

•    Familiarity with property management software and Microsoft Office

•    NALP certification and knowledge of Fair Housing laws

•    Experience with conflict resolution and resident retention

Why you will love ATC:

Family-owned, team-oriented culture

Opportunities for learning, growth, and advancement

Work that truly makes an impact on residents’ lives

Supportive leadership and hands-on training

A role where every day is different

If you're passionate about real estate, enjoy problem-solving, and want to be part of a values-driven, tight-knit team, we’d love to hear from you!
