Job Description

The Director of Renovations is responsible for the oversight, execution, and quality of renovations in your region. You will oversee and manage the renovation lifecycle (inspections, execution, and punch) for hundreds of residential home projects in your region. 

Inspections: You are accountable for the management of efficient and accurate pre-purchase inspections. The inspections are conducted by your network of vendors but managed and overseen by you. In real-time, via our inspection technology, you will review and manage this vital process. 

Network Growth: You are responsible for attracting and growing a deep bench of the region’s most efficient and consistent general contractor teams. These teams will be Avenue One’s preferred partners, awarded constant volume and grow alongside our rapid growth. 

Quality Control: You are responsible for reviewing vendor pre-purchase inspections and ensuring that completed projects meet Avenue One’s best-in-class standards. Once a property has completed renovation, you will “punch” the work, and the home will be approved for leasing. 

Timelines: You are responsible for managing multiple renovation projects at one time, tracking each project from start to finish. You will be aided by Avenue One’s technology team to manage all projects, reporting status updates along the way. 

 

Core Responsibilities 

  • Perform a thorough and accurate Pre Purchase Inspection following Avenue One's Scope Directive 
  • Consistently walk properties that are under construction and drive timelines to meet or exceed expected completion dates 
  • Punch-walk projects to ensure Avenue One quality and standards are met or exceeded 
  • Input all data into Maestro (operating platform), SiteCapture (inspection software) and Monday.com (project management) accurately and on time 
  • Stand up a scalable process to oversee your vendor network and their teams to execute on each scope of work. 
  • Conduct weekly vendor meetings to ensure project completion dates are met or adjust dates with an explanation 
  • Work with property management partners regarding quality or functional issues 
  • Onboard vendors, as well as provide continuous support to ensure a successful engagement through Avenue One's processes and platform 
  • Oversee and assist vendors through the inspection scheduling process as well as updating Avenue One's communication tools daily 
  • Establish and develop relationships with potential Avenue One vendors in the Directors region

 

Qualifications 

  • 8+ years of construction experience, preferably in residential 
  • 5+ years of project management experience working in the construction industry 
  • 3-5 years of vendor management experience 
  • Prior work experience managing construction bidding & budgets 
  • Conflict resolution and conflict management experience 
  • Highly organized with exceptional time management skills and ability to estimate work effort and time needed for various construction jobs 
  • Good writing skills for proposals and reports 
  • Proficient in Google Applications (Gmail, Google Docs, Google Sheets, GCal) 
  • Prior knowledge of Monday.com, Yardi, or alike is preferred 

 

Salary Range 

The base pay range for this role is estimated to be $90,000 - $105,000 USD. Final compensation will be determined by various factors such as work location, education, experience, knowledge, and skills.
