Position Summary & Objective
The Portfolio Maintenance Specialist is the ultimate "Swiss Army Knife" for BAM Management’s multi-family property portfolio. This roving specialist is a seasoned problem-solver who steps in whenever a property encounters hard-to-solve issues, severe operational backlogs, or needs an extra set of expert hands.
This role requires a highly adaptable, hands-on professional with deep technical expertise across HVAC, plumbing, electrical, and general structural repairs. Driven by a "get things done" attitude, the Portfolio Maintenance Specialist travels across the portfolio to troubleshoot complex maintenance problems, provide tactical reinforcement to local teams, maintain quality control, and model BAM’s unique standards of service.
Essential Job Functions
- Rotating Troubleshooting & Problem Solving: Serve as the primary point of contact for complex, high-difficulty maintenance issues that require advanced technical diagnosis across various properties in the portfolio.
- Portfolio Reinforcement & Support: Travel to portfolio properties to provide hands-on assistance during peak workloads, unexpected staffing shortfalls, large-scale unit turn pushes, or emergency projects.
- Technical Maintenance Execution: Perform high-level repairs and preventive maintenance on HVAC, electrical, mechanical, plumbing, structural elements, and grounds, ensuring work meets or exceeds BAM standards.
- Site Mentorship & Hands-on Training: Work side-by-side with on-site Maintenance Supervisors and Technicians, offering guidance, best-practice sharing, and practical training in the field.
- Quality Assurance & Standards: Conduct roving inspections of turns, completed service requests, and capital projects to ensure work aligns with BAM quality specifications and safety protocols.
- Preventive Maintenance & Special Projects: Assist in executing portfolio-wide preventive maintenance schedules and help specify or oversee targeted capital improvement initiatives.
- Reporting & Collaboration: Document task progress, field findings, and resource needs, communicating regularly with the Regional Maintenance Coordinator to keep regional operations aligned.

Competencies & Qualifications
- "Swiss Army Knife" Versatility: Exceptional diagnostic and multi-trade skills in HVAC, electrical, plumbing, appliance repair, carpentry, and general multi-family construction.
- Proven Track Record: High level of experience getting things done efficiently in a fast-paced property management environment.
- Adaptability & Autonomy: Strong ability to pivot priorities quickly, adapt to changing property needs, and operate independently without constant direct supervision.
- Communication & Leadership: Ability to collaborate effectively with both on-site teams and regional leadership, offering constructive guidance to site staff.
- Problem-Solving Mindset: A proactive approach to anticipating roadblocks, finding cost-effective solutions, and driving work to completion.
Required Education & Certifications
- High school diploma or equivalent combination of education, training, or experience.
- Minimum 4-7 years of hands-on multi-family property maintenance experience.
- Type 2 or Universal EPA Certification required.
- CPO (Certified Pool Operator) preferred.
- Valid driver's license and a reliable vehicle capable of transporting tools/supplies across regional sites.
Supervisory Responsibility
This position does not have direct report supervisory responsibilities, but provides functional direction, field coaching, and peer leadership to on-site Maintenance Supervisors and Technicians.
Position Type, Expected Hours & Travel
- Position Type: Full-Time (Monday – Friday) - Travel may take place during weekends on occasion.
- Travel: High travel requirement (50%–75%+ portfolio travel) across properties in Indiana, Iowa, Missouri, Arkansas, and Pennsylvania. Must possess flexibility to report directly to different job sites based on operational needs.
Physical Demands & Work Environment
- Physical Demands: Active position involving standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing. Ability to regularly lift/move items over 75 pounds.
- Work Environment: Roving across outdoor grounds, mechanical rooms, residential units, and construction zones. Frequently exposed to moving mechanical parts, fumes, or loud work environments.

$55,000 - $65,000 USD
