Position Overview
The Senior Manager, Security Design & Delivery owns the complete security design basis across Beale's portfolio of concurrent hyperscale builds and is accountable for security scope from design through delivery. This role covers all security infrastructure, both the electronic systems and the physical and architectural elements that protect a site, including perimeter fencing, gates and gate operators, guard houses, vehicle barriers and bollards, access portals, security lighting, and the full electronic security system stack. The role sets the standards, reviews design and construction documents, coordinates with general contractors and integrators, and delivers a complete security package at tenant turnover.
Reporting to the Director, Security, Risk & Resilience, this role will partner closely with the Delivery, Design, Construction, and Engineering teams, this role serves as Beale's design authority for security across all projects. The successful candidate will bring broad physical-security and electronic-security design expertise, construction-document fluency, and a solutions-oriented mindset suited to a fast-paced, high-growth environment.
Key Responsibilities
- Own the complete security design basis for the portfolio end to end, spanning physical and architectural security and electronic security systems, from design through delivery and tenant turnover.
- Set enterprise standards for perimeter and physical security, including security-rated and anti-climb fencing, gates and operators, guard houses, and vehicle access control and hostile-vehicle mitigation.
- Serve as the technical design authority for security during design reviews, value engineering, and major project decisions.
- Own the enterprise electronic security systems standard, including access control, video surveillance, intrusion detection, and related security technologies, while coordinating security design requirements for OT-connected and building management systems.
- Apply Crime Prevention Through Environmental Design (CPTED) principles from the earliest design phases to shape site layout, circulation, lighting, and standoff.
- Author, maintain, and govern enterprise security specifications and design standards including OPRs and NARRs.
- Drive delivery quality through design review, procurement scoping, submittal review, coordination, field quality assurance, and on-site verification.
- Own the complete security turnover package, establishing a clean contractual boundary at tenant handoff.
Qualifications and Skills
- 8+ years in security design and delivery, spanning physical and perimeter security and electronic security systems, with at least 5 years on large-scale hyperscale construction projects.
- Bachelor's degree in engineering, security management, construction management, architecture, or a related field; equivalent experience considered in lieu of a degree.
- Experience working with AHJs, Utilities, Civil Engineers, Architects, and General Contractors.
- Demonstrated expertise across physical security infrastructure (perimeter fencing, gates, guard houses, vehicle barriers, and bollards) and electronic security platforms.
- Experience supporting commissioning, integrated systems testing, and security system turnover.
- Working knowledge of hostile-vehicle mitigation and crash-rated barrier standards.
- Familiarity with Crime Prevention Through Environmental Design (CPTED) principles.
- Working knowledge of the design and construction lifecycle, CSI MasterFormat specifications, and the submittal and RFI process.
- Ability to read and interpret architectural, civil, structural, electrical, and low-voltage construction drawings.
- Familiarity with data center, mission-critical, or other high-availability facilities strongly preferred.
- ASIS Physical Security Professional (PSP) certification preferred; CPP or a relevant engineering credential a plus.
- Proficiency with drawing-markup and design tools.
- Ability to travel to active construction sites, including remote locations, up to 30% of the time.
- Strong cross-functional collaboration skills and the ability to serve as the technical authority among contractors and engineers outside direct reporting lines, including contributing design-side input to Threat and Vulnerability Risk Assessments (TVRAs) as needed.
- High degree of ownership, sound judgment, and a collaborative, low-ego approach suited to a lean, high-growth team.

Total Compensation Rage: $170,000-$200,000 (+ Annual Performance Bonus)
