Analyst, Asset Planning and Analysis
Join our dynamic Asset Planning & Analysis team as an Analyst, where you'll drive strategic decision-making through sophisticated financial modeling. You'll build and maintain property-level Argus cash flow models that power our company's core operations in budgeting, forecasting, and reporting. Collaborating closely with our in-house Leasing teams, you'll evaluate tenant credit profiles, underwrite leasing deals, and develop forward-looking projections. Your analytical insights will directly shape executive decisions as you prepare and present materials to senior management and key stakeholders.
This position offers a hybrid work model, which includes 4 days in office and 1 day remotely. Hybrid work may be modified based on the needs of the company.
Key Duties and Responsibilities
- Support the development and execution of property level business plans and budgets
- Prepare quarterly materials including property forecast updates, market research, reporting, and analysis
- Develop and maintain a strong working rapport with market Leasing teams to produce comprehensive leasing analyses highlighting key metrics and other considerations
- Work with internal stakeholders including Property Management, Facilities and Development teams to maintain asset level capital and operating expense forecasts
- Develop thorough understanding of market landscape and overall property characteristics
- Monitor the financial health of tenants and evaluate rent accommodation requests
- Prepare annual property NNN estimates & support annual CAM reconciliations
- Support the transition of new acquisitions into the operating portfolio
Job Specifications
- BA/BS in Accounting, Finance or Business Administration
- 1-3 years analytical experience in finance, asset management, or real estate related role
- Advanced proficiency in MS Excel and experience using Argus Enterprise required
- Experience preparing real estate cash flow models and related analysis
- Effective interpersonal and oral & written skills. Ability to articulate complex concepts in a clear, concise and professional manner; strong research skills
- Organized and curious with strong attention to detail; dedicated to excellence in work product and delivery
- Self-motivated; ability to work in a fast-paced, team-oriented environment with multiple deadlines and adaptability to changing priorities
- Prior experience with a database management and/or enterprise reporting systems (i.e. SAP BPC, Oracle Hyperion, Oracle EPM Cloud, etc.) is a plus
Salary: $78,000 - $97,500 per year + bonus + benefits
The above represents the expected salary range for this job requisition. Ultimately, in determining pay, we’ll consider location, experience, and other job-related factors.
