Vice President of Purchasing

What You’ll Do:

The Vice President of Purchasing has bottom-line accountability for overseeing the purchasing operation with direct ownership for all the vertical purchasing functions, trade partner relationships and new home start functions for the division. This role ensures homes are started accurately on time, and within budget while maintaining strong vendor relationships, cost control, and alignment with division sales and construction goals

Your Key Responsibilities Include:

  • Led and manage the purchasing and starts operations.
  • Develop and implement purchasing strategies that support division margin, cycle time, quality, and production goals.
  • Own start readiness and new community launch execution, including plan review, takeoffs, option pricing, hard cost budgets, and project setup.
  • Initiate and ensure timely completion of lot fit matrix for all communities.
  • Build and manage project budgets, forecasts, and cost controls, including custom changes, sales budget scrubs, cost variances, and budget reconciliations.
  • Research and approval of VPO's. Evaluate and resolve Daily Status Update Report.
  • Build and maintain strong relationships with subcontractors, vendors and suppliers.
  • Oversee vendor, trade, and supplier relationships, including contract negotiations, contract awarding, conflict resolution, and supply chain agreements.
  • Oversee and audit option pricing, cost revisions, and product specification updates.
  • Build new project cost feasibilities.
  • Drive new community project specifications and startup information.
  • Build new community purchasing template in NewStar.
  • New community forecasting, budgeting, and actual approvals.
  • Create and maintain material specifications template.
  • Oversee plan, elevation and exterior color palettes for each community to meet desired streetscape and feel and comply with community CC&R’s/ARB.
  • Manage cost reduction programs.
  • Partner with construction leadership to resolve start issues, trade availability concerns, and schedule impacts.
  • Track and report on key metrics such as cost variance, start accuracy, vendor performance, and margin impact.
  • Create and improve processes and systems to increase efficiency, accuracy, and consistency across the department.
  • Ensure purchasing and start processes comply with company policies, national standards, and divisional procedures.
  • Lead, coach, and develop the purchasing and starts team, including workload management, training, assignments, and performance management.
  • Collaborate with construction, sales, finance, and division leadership.
  • Perform other duties as needed or assigned.

  • Demonstrated ability to effectively respond to common inquiries or complaints from customers, regulatory agencies, or business community members.
  • Effective interpersonal skills to maintain effective working relationships with customers, contracted agencies and workers, other employees, supervisory personnel.

Your Education and Experience:

  • A Minimum of 5 years of experience in a purchasing capacity with a residential construction builder is required.
  • Bachelor’s degree with preferred area of emphasis in Business, Construction Science, or Engineering.
  • Experience in scheduling, budgeting and creation of business strategies.
  • Highly proficient in Microsoft applications (Excel, PowerPoint, Word; familiar with SharePoint)
  • OSHA 10/30 Construction qualification preferred.
