Role Overview:

We're looking for a Facilities Technician to be the hands-on generalist who keeps CHAOS's sites running smoothly day to day. You'll handle the wide range of small jobs that keep offices, labs, and manufacturing spaces ready for the team: setting up and moving furniture and equipment, hanging artwork, signage, and whiteboards, preparing rooms for meetings and events, and completing minor repairs such as replacing toilets, faucets, and fixtures. This is a role for someone who takes pride in finishing small jobs quickly and well, and who knows when a problem needs to go to a specialist. You'll be based onsite at one of our locations in the Los Angeles area or Washington, D.C., work closely with the site Facility Manager and Workplace team, and be a visible, dependable presence for the people who work there.

Responsibilities:

  • Respond to facilities work orders and requests from the helpdesk, completing small repairs and setup tasks promptly and updating the work order system (CMMS) with notes, time, and materials used.
  • Plan and carry out moves, adds, and changes: relocating desks, chairs, storage, lab and shop equipment, and boxes; assembling and disassembling furniture; and arranging spaces to the approved layout.
  • Hang pictures, artwork, signage, whiteboards, TVs, shelves, and wall-mounted items, using the right anchors and mounting hardware for the wall type and load.
  • Set up and break down meeting rooms, training spaces, and events, including tables, chairs, staging, and equipment, and return spaces to standard afterward.
  • Perform minor plumbing repairs and replacements, including toilets, flush valves, faucets, sinks, and fixtures, and clear simple clogs.
  • Complete minor general maintenance, including patching and painting drywall, replacing ceiling tiles, light bulbs and fixtures, door hardware and closers, cabinet hardware, and basic carpentry.
  • Support preventive maintenance rounds and building walk-throughs, noting issues such as leaks, damage, and safety hazards, and report them promptly.
  • Recognize when a job is beyond general maintenance (for example, HVAC, electrical, or major plumbing), and escalate to the right trade lead with clear information on what you found.
  • Follow all safety procedures, including proper lifting, ladder and lift use, PPE, lockout/tagout awareness, and site-specific rules for secure or controlled areas.
  • Keep tools, supplies, and the shop or storage area organized, and track inventory of common parts and materials.
  • Provide friendly, professional service to employees, visitors, and vendors, and communicate clearly about timing and status.

Minimum Requirements:

  • 3+ years of hands-on experience in facilities, building maintenance, property management, or a similar general-maintenance role.
  • Working knowledge of basic carpentry, drywall repair and painting, plumbing fixture replacement, furniture assembly, and general repair.
  • Comfort using hand tools and power tools safely, and reading basic instructions, work orders, and drawings.
  • Ability to lift and carry 50 lbs, work on ladders and lifts, and stay on your feet for most of the day.
  • Good judgment about when to repair something and when to escalate it.
  • Strong communication and customer service skills, and the ability to work independently and manage your own task list.
  • Reliable and punctual, with flexibility for occasional early, evening, or weekend work for moves and events.
  • Valid driver's license and the ability to pass a background check.

Preferred Requirements:

  • Experience working in a manufacturing, lab, or corporate office environment.
  • Experience with a work order or maintenance management system (CMMS) and mobile ticketing tools such as Jira.
  • OSHA 10 or OSHA 30 certification, or forklift, scissor lift, or boom lift certifications.
  • Familiarity with basic electrical or HVAC tasks, such as replacing switches, outlets, and filters.
  • Experience supporting office moves, furniture installations, or event setup.
  • Experience working in defense, government, or other secure-facility environments, including escort procedures.
  • Eligibility for a U.S. government security clearance.
