ABOUT THIS ROLE

The Regional Vice President (RVP) leads the growth and operation of an assigned region. The RVP provides direct leadership, oversight, support and team member development of Regional Real Estate Managers, Assistant Regional Real Estate Managers and other corporate team members while simultaneously managing their own limited portfolio of properties, if applicable.

The RVP holds accountability for the financial and operational success of every community within the region, including income maximization, expense control, preparation and execution of business plans, marketing plans, budgets and monthly financial analyses, and achievement of each clients’ real estate investment goals. The RVP has strong aptitude with the ability to analyze complex financial data, model revenue and expense scenarios, identify performance trends across a portfolio and translate findings into clear operational recommendations for clients and internal leadership.

Building and maintaining strong client, industry and team member relationships is a cornerstone of this role, as is the ability to lead through change while upholding CloudTen Residential’s core values.

SALARY RANGE:

$170,000.00 to $200,000.00 depending on experience. *Annual salary is a combination of base pay and supplemental wages.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

REGIONAL LEADERSHIP

  • Drive regional portfolio growth in partnership with the Business Development team by proactively identifying new management candidates, building relationships with prospective clients, and collaborating on property analyses, proposals, budgets, inspections and due diligence. Set and work toward annual growth targets for the region.
  • Lead, mentor and take managerial responsibility for one or more Regional Real Estate Managers, Assistant Regional Real Estate Managers and Property Administrators.
  • Build high-performing, dynamic teams by fostering an environment in which team members are motivated to excel.

OPERATIONS & ADMINISTRATIONS - Direct Portfolio Assignment (if applicable)

  • Effectively communicate with clients in a timely manner to meet fiduciary obligations, establish and maintain their confidence and to clearly and regularly define objectives for the operation of their real estate investment.
  • Establish regular client meetings to review overall performance and needs of asset.
  • Effectively utilize resources including available property administrator assistance and subordinates to ensure efficient and appropriate operation of properties.

Financial

  • Conduct monthly P&L analysis, identify key variances, develop proactive solutions and address any client concerns - either stated or anticipated.
  • Be responsible for the overall financial performance of the properties in the portfolio.
  • Operate each property to its highest and fullest potential, in accordance with the goals and objectives of each client and CloudTen Residential, to maximize its financial potential. This includes but is not limited to strengthening occupancy levels and rental rates, income maximization and expense control.

Community Operations: Leadership 

  • Supervise site staff for communities within portfolio.
  • Work closely with CloudTen Residential’s Human Resources team to interview, hire, coach, counsel and generally develop and maintain staff necessary for successful operation of portfolio. This includes but is not limited to performing written evaluations according to CloudTen Residential policy and making the appropriate recommendations for pay increases or advancement, and meeting frequently with subordinates to coach, counsel, and offer feedback and encouragement.
  • Provide guidance and direction to assist team members in their pursuit of professional goals consistent with CloudTen Residential’s goals.

Marketing & Leasing

  • Ensure that property appearance and curb appeal consistently meet CloudTen Residential standards within individual sites’ budgetary and operating constraints.
  • Prepare and implement marketing and management plans for each property within parameters consistent with the clients’ goals. Update annually.
  • Create and oversee the administration and implementation of advertising, property Internet sites and other media opportunities for communities within the assigned portfolio.

What you'll need

  • 3rd Party Property Management experience.
  • 10 years’ property management experience.
  • Minimum of three years Regional Vice President experience in conventional multi-family, long term rentals, including staff hiring, training and supervision.
  • Knowledge of local and state landlord/tenant law and legislative activity impacting property management in California.
  • Must live in geographic area.
  • Experience managing a portfolio; eight or more separate properties.
  • CPM designation highly desired
  • Experience with core Property Management Systems, (i.e., Entrata OneSite, Yardi, AppFolio).
  • Excellent written and verbal communication skills.
  • Strong Financial Acumen.
  • Availability of reliable transportation, a valid driver’s license and automobile insurance are a must as travel to properties and meetings will be required.
