About the position:
As a Business Analyst within the Construction & Development team at Cologix, you will play a crucial role in analyzing project costs, budgets, and forecasts for data center construction projects. You will prepare and present detailed financial reports, monitor project spending, and evaluate change orders. Your responsibilities will include developing and maintaining project budgets, preparing financial reports, and implementing cost-saving measures. Collaboration with project managers and other stakeholders is essential to ensure accurate financial reporting and effective communication of financial information. This role requires a strong background in financial analysis, preferably in the construction industry, and proficiency in project management software and accounting systems.
What you do daily:
Project Financial Analysis:
- Analyze project costs, budgets, and forecasts to identify variances and trends.
- Prepare and present detailed financial reports, including project profitability, cash flow, and cost-to-complete analyses.
- Monitor project spending and ensure adherence to budget constraints.
- Evaluate change orders and their impact on project financials.
- Perform risk assessments related to project financial performance.
Forecasting and Budgeting:
- Develop and maintain project budgets and forecasts.
- Review contractor budget and GMP submissions for inclusion in contract documentation
- Assist in the preparation of annual operating budgets.
- Provide and maintain accurate and timely financial forecasts to senior management team.
Financial Reporting:
- Prepare monthly, quarterly, and annual financial reports for construction projects.
- Ensure accurate and timely recording of financial transactions.
- Coordinate and assist with the preparation of financial statements and audits.
Cost Control:
- Identify and implement cost-saving measures.
- Analyze and track material and labor costs.
- Maintain project portfolio cost summaries and savings logs.
- Monitor and improve the accuracy of job costing systems.
- Review contractor Risk and Change logs
Collaboration and Communication:
- Collaborate with project managers, accountants, and other stakeholders to ensure accurate financial reporting.
- Communicate financial information effectively to non-financial stakeholders.
- Participate in project meetings and provide financial insights.
Other Duties:
- Perform other related duties as assigned.
- Assist with the implementation of new financial systems and processes.
- Perform project closeout procedures with project teams
- Develop and maintain a historical project cost database
What makes you a good fit: (Qualifications)
- Bachelor's degree in Accounting, Finance, or a related field.
- Min of 5 years of experience in financial analysis, preferably in the construction industry.
- Strong understanding of construction accounting principles (e.g., percentage-of-completion method).
- Experience with project management software and accounting systems (e.g., [Specific software, like E-Builder, Procore, Sage 300 CRE, etc.]).
- Excellent analytical and problem-solving skills.
- Strong proficiency in Microsoft Excel (advanced formulas, pivot tables, etc.).
- Ability to interpret and analyze financial data.
- Excellent communication and interpersonal skills.
- Strong attention to detail and accuracy.
- Ability to work independently and as part of a team.
- Knowledge of GAAP.
Preferred Qualifications:
- CPA or CMA certification.
- Experience with cost estimating.

Individual compensation will be commensurate with the candidate's experience. This position will also be eligible for an annual bonus.
Salary Range
$120,000 - $150,000 USD
