Role Overview

The Acquisitions Analyst will work directly with the VP of Acquisitions to source, evaluate and acquire sites for new data center developments. This role blends financial analysis, market research, and cross-functional collaboration to support high-impact decisions that shape the company’s growth strategy. You’ll prepare clear, compelling materials for executive stakeholders, analyze supply and demand dynamics, assess infrastructure and regulatory factors, and build rigorous financial models. Key Responsibilities

Capital Markets & Investor Narrative Development

  • Develop investor-grade presentation materials that clearly articulate market thesis, development strategy, capital deployment, and return profile.
  • Draft Investment Committee memos summarizing market dynamics, financial performance, due diligence findings, risks, and strategic rationale.
  • Translate complex financial models into concise, board-level materials suitable for Investment Committee and external capital partners.
  • Distill materials and reports into clear exhibits, charts, and executive summaries aligned with institutional investor expectations.

Financial Modeling & Underwriting

  • Build and maintain detailed financial models to evaluate potential acquisitions and development opportunities—including cash flow projections, IRR, NPV, and scenario/sensitivity analyses.
  • Develop ad hoc sensitivity analyses in Excel to test key assumptions and understand risk drivers.
  • Validate and reconcile assumptions using market data, utility rates, tax structures, and operational inputs.

Site Evaluation & Market Research

  • Conduct market and submarket research, analyzing demand drivers (AI, cloud, enterprise), supply pipelines, land availability, zoning, tax incentives, and competitive
  • Assess power, water, fiber, transportation, and regulatory conditions impacting site
  • Coordinate with brokers, utilities, municipalities, and economic development agencies to gather external data.

Due Diligence Management

  • Coordinate technical, environmental, legal, and financial due diligence activities with internal teams and third-party vendors.
  • Review due diligence reports and integrate findings into financial models and
  • Ensure all diligence tasks are completed accurately and on schedule to support acquisition or development timelines.

Key Skills

  • Advanced PowerPoint capability with demonstrated experience producing institutional-quality investor presentations.
  • Experience building transaction materials, board decks, CIM-style presentations, or capital raise materials.
  • Ability to synthesize financial, market, and operational analysis into a clear and compelling investment thesis.
  • Strong capital markets literacy, including familiarity with debt structures, equity waterfalls, return hurdles, and sponsor-level return metrics.
  • Strong financial modeling and quantitative analysis skills, with proficiency in
  • Ability to interpret complex data and translate it into actionable insights and
  • Excellent written and verbal communication skills, especially for executive-level
  • Strong research skills with the ability to synthesize market, regulatory, and infrastructure
  • Highly organized, detail-oriented, and able to manage multiple workstreams
  • Critical thinking and problem-solving mindset, with a curiosity for understanding how markets and development decisions intersect.

Required Experience

  • 2–3 years of experience in investment banking, private equity, real estate, finance, consulting, or related fields.
  • Experience with financial modeling and underwriting (IRR, NPV, cash flow modeling).
  • Exposure to acquisitions, site selection, development, or due diligence preferred.
  • Prior experience in investment banking, private equity, development finance, or transaction advisory strongly preferred.
  • Experience preparing investor-facing or client-facing transaction materials strongly preferred.
  • Exposure to capital raises, debt structuring, M&A processes, or Investment Committee preparation strongly preferred.
  • Bachelor’s degree in Finance, Economics, Real Estate, Engineering, or related field.

  • Delivers crisp, polished IC memos and presentations that clearly communicate opportunities and trade-offs.
  • Builds strong cross-functional relationships and becomes a trusted resource across Development, Real Estate, Finance, and Operations.
  • Demonstrates strong judgment and analytical rigor while contributing to the strategic expansion of the company’s footprint.
