The Role: The incumbent in this role will be responsible for managing compliance team members and ensuring adherence to all LIHTC and HUD program requirements. The Director of Compliance reports to the Vice President of Compliance.
The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.

Qualifications
- A minimum of 7 years of experience in LIHTC and/or Section 8 housing programs required.
- Bachelor’s degree or equivalent work experience required.
- A COS and/or TCS or similar certification is required.
- Thorough understanding of the low-income tax credit (LIHTC) program, including LIHTC or comparable certifications/experience.
- Ability to organize, prioritize, and complete job assignments concurrently in a timely manner while meeting strict deadlines.
- Strong leadership skills with the ability to lead by example.
- Strong mathematical acumen.
- A comprehensive understanding of affordable housing Marketing Guidelines, Fair Housing, and Rent Stabilization guidelines.
- Proficiency with Microsoft Office Suite (expert Excel functions preferred)
- Proficiency with Yardi & Rent Café property management software, a plus.
Key Accountabilities
- Completing monthly Section 8 HUD vouchering process via Yardi for all properties within the portfolio.
- Working with CGI or directly with HUD on any reconciliation reports received·
- Reviewing and approving recertification and move-in packages prepared by Compliance Specialists after review by Compliance Managers. ·
- Visiting sites to meet with Compliance Specialists and Property Management staff to review recertification and move-in packages, tracking, and follow-up. ·
- Working with the site management team and staff to ensure all annual recertifications and move-in files for Section 8, 236/Mitchell-Lama & LIHTC are completed timely and properly pursuant to agency guidelines. ·
- Running and analyzing reports on a weekly and monthly basis to monitor recertification status, pending or past terminations, EIV discrepancies, etc.·
- Overseeing preparation for annual management reviews (MOR). ·
- Responding to requests for information on tenant certifications from investors. ·
- Generating and processing HUD EIV reports for property management.
- Preparing OCAF increase request paperwork, including utility baselines as needed. ·
- Preparing and submitting Special Claims. ·
- Oversight of budget-based rent increase data collection and analysis. ·
- Aiding in the development of strategic compliance measures for the Company. ·
- Directly supervising compliance team members, ensuring agency guidelines are implemented and adhered to. ·
- Assisting with special projects as needed.
Physical Demands & Working Conditions
- The incumbent in this is classified as essential staff and is expected to report to work and adhere to all safety and business protocols.
- Frequent sitting and walking
- Travel within the region and to other business offices and events via airline, trains, and automobiles
- Repetitive use of computer, keyboard, mouse, and phone
- Reading, comprehending, writing, performing calculations, communicating verbally.
- May work in an elevated site, may walk on uneven ground.
- Occasional squatting, bending neck/waist, twisting neck/waist, pushing, and pulling.
