The Role

At Brighthaven, we believe strong marketing drives strong communities. The Director, Property Marketing plays a critical leadership role in developing and executing strategies that increase occupancy, generate qualified leads, and enhance the overall reputation of our communities.

This role is responsible for overseeing community-level marketing performance across the portfolio, ensuring brand consistency, compliance with affordable housing regulations, and measurable leasing success. The Director will report to the Vice President of Marketing and Community Engagement and partner cross-functionally with Operations, Compliance, and other teams to deliver impactful results.

A team member in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.

Qualifications

  • Strong understanding of Fair Housing advertising regulations and affordable housing marketing requirements.
  • Demonstrated success in digital advertising, SEO/SEM, and lead generation strategies.
  • Proven ability to analyze marketing data and report on key performance metrics.
  • Experience managing marketing vendors and agency relationships.
  • Excellent leadership, communication, and cross-functional collaboration skills.
  • Proficiency with Yardi, RentCafé, and ILS platforms such as Apartments.com and Zillow.
  • Skilled in Microsoft Office Suite and marketing design tools such as Canva or Adobe Creative Suite.
  • Ability and willingness to travel as needed.

Key Accountabilities

Develop and implement marketing strategies to support occupancy goals, lead generation, and overall portfolio performance.
Evaluate underperforming communities and create targeted marketing plans, leasing goals, and training recommendations.
Ensure all community branding, collateral, signage, and digital assets are consistent, accurate, and compliant.
Partner with Operations, Compliance, and Applications to maintain accuracy and compliance across all marketing materials and listings.
Oversee online reputation management across platforms such as Google, Yelp, and ApartmentRatings, including response standards and performance goals.
Drive traffic generation through SEO/SEM, ILS optimization, paid media, and social platforms.
Manage listings across Internet Listing Services (ILS) including Apartments.com, Zillow, and AffordableHousing.com.
Track and analyze marketing performance metrics such as cost per lead, conversion rates, and channel effectiveness.
Develop and maintain marketing analytics and reporting to provide data-driven insights to leadership.
Manage marketing vendors to ensure performance, deliverables, and contracts align with organizational goals.
Partner with Operations and Leasing teams to provide training on marketing, digital advertising, and reputation management best practices.
Collaborate with internal and external partners, including Avanath and BRIDGE teams, on shared platforms and initiatives.

Cost per Lead – Evaluates marketing efficiency by analyzing spend per generated lead.
Lead-to-Lease Conversion Rate – Reflects effectiveness of marketing and leasing efforts.
Online Reputation Score – Represents brand perception based on resident reviews and ratings.
Digital Advertising Optimization – Uses data and insights to improve campaign performance and maximize ROI.
Cross-Functional Leadership – Ability to collaborate across departments to achieve shared goals.

Working Conditions

This position may require travel to properties within the portfolio to support marketing initiatives.
The role involves regular use of a computer and standard office equipment.
Ability to analyze data, communicate effectively, and collaborate across teams is essential.
