Director, Parking Operations

The Director of Parking Operations is responsible for the overall performance and strategic oversight of their assigned parking portfolio, ensuring operational excellence, financial strength, and superior customer experience. This role serves as a key leader within the organization, driving both day-to-day operational success and long-term growth initiatives. As a Director, this position sets the vision for service delivery, cultivates high-performing teams, and ensures that policies, procedures, and operational standards are consistently executed across all locations. The Director proactively identifies opportunities to improve profitability, enhance the customer journey, and leverage innovation to strengthen client relationships.

Responsibilities

  • Serves as operational lead for all parking operations.
  • Provides direct supervision and leadership to managers and staff across the portfolio.
  • Leads ParkX’s parking team in achieving operational and strategic objectives.
  • Trains, coaches, and delegates tasks to direct reports, ensuring performance standards are met.
  • Leads all aspects of management for assigned locations, ensuring an exceptional entry and exit experience.
  • Attends meetings with client contacts at assigned locations, and manages client relationships for assigned portfolio.
  • Ensures that his management team have appropriate staffing at all assigned locations.
  • Leads the preparation of annual budgets, monthly financials, and operational reports for assigned properties.
  • Maintains a positive, professional demeanor in interactions with clients, tenants, and customers.
  • Promptly investigates and resolves customer inquiries and client complaints while maintaining operational efficiency.
  • Manages team scheduling and ensures adequate coverage across all sites.
  • Conducts annual performance evaluations for assigned managers.
  • Develops and implements departmental policies and procedures to improve efficiency and service quality.
  • Maintains comprehensive knowledge of all properties within the ParkX portfolio.
  • Demonstrates full proficiency in relevant systems, including Commend, PARCS platforms, Outlook, TEZ, Indect, and SWEB.
  • Ensures compliance with all departmental policies, operational procedures, and escalation protocols.
  • Covers schedules for direct reports where necessary.
  • Adjusts to evolving business needs and changing priorities in real time.
  • Leads a high-performance culture grounded in accountability, collaboration, and morale.
  • Delegates audits of parking operations, including transactions, controls, and procedures.
  • Works with ParkX Accounts on accounts receivable and payable across assigned sites, ensuring timely payment tracking and resolution.
  • Collaborates with leadership and clients to align operations with company goals, values, and long-term planning.
  • Ensures documentation and compliance with revenue control procedures and internal audit standards.
  • Prepares, monitors, and operates within approved budget parameters.
  • Conducts site inspections and verifies accuracy of financial and operational reports.
  • Provides scheduling coverage when staff are unavailable or in short supply.
  • Ensures that managers timely complete PCI compliance tasks for assigned sites.
  • Participates in hiring, onboarding, and training of new team members.
  • Performs other duties as assigned.

 

Qualifications

  • Background in the parking industry in a supervisory role
  • Possess a valid driver's license
  • Ability to source new business opportunities for company consideration is desired
  • Bachelor’s Degree in general business or related field is desired
  • Minimum of seven years with operational and leadership experience in the parking or related industry, including revenue control and reporting
  • Established experience in Microsoft Office products including Word, Excel, Power Point and Outlook
  • Must be highly credible and trustworthy, and operate with high degree of integrity
  • Must hold oneself and others accountable and strive for a high level of excellence
  • Must have a positive, can-do attitude and be able to fuel growth and innovation
  • Must be customer-focused and results-oriented
  • Must want to continuously learn and develop
  • Exceptional oral and written communication, active listening, and organizational skills
  • Ability to establish strong working relationships with others in team setting
  • Ability to multitask and prioritize tasks with a strong attention to detail in a fast-paced environment
  • Self-directed and able to work independently, with minimal supervision.

PHYSICAL DEMANDS AND WORK ENVIRONMENT

  • Required to stand for long periods and walk, climb stairs, balance, stoop, kneel, crouch, bend, stretch, twist, and/or reach
  • Push, pull or lift to 50 pounds
  • Continuous repetitive motions
  • Work under variable temperature conditions (or extreme heat or cold), under variable noise levels, outdoors/indoors, around fumes and/or hazards, around dust and/or mite hazards, around chemicals and biohazards
