
Property Accountant (Retail)
Job Overview
The Lease Administrator handles reviewing and interpreting commercial leases, updating and maintaining the accounting software and records with respect to commercial leases, and overseeing calculations of all rental obligations.
Key Responsibilities
- Financial Reporting: Prepare monthly, quarterly, and annual financial statements for retail properties, including maintaining general ledgers, balance sheets, and supporting schedules.
- CAM Reconciliations: Calculate and reconcile Common Area Maintenance (CAM) charges, along with tax and insurance escalations in accordance with lease agreements.
- Tenant Accounting: Manage rent rolls, process tenant billing, calculate percentage rent, and monitor delinquencies while coordinating follow-up as needed.
- Budgeting & Forecasting: Assist with the preparation of annual operating budgets and ongoing cash flow forecasts for assigned properties.
- General Accounting: Perform bank reconciliations, accounts payable and receivable processing, and prepare journal entries to support accurate financial reporting.
- Compliance: Ensure financial records and reporting comply with GAAP, lease terms, and applicable tax regulations.
- Perform other duties as assigned
Qualifications
- Bachelor’s in Accounting or related field required
- CPA is a plus but not required
- Minimum of 1 year of commercial real estate accounting experience required
- Experience with Yardi, or MRI preferred
- Strong accounting skills with in-depth knowledge of US GAAP
- Understanding of property management in relation to financial accounting, recoveries, budgeting and forecasting
- Proficient knowledge of Microsoft excel.
- Exceptional oral and written communication, active listening, and organizational skills
- Ability to establish strong working relationships with others in team setting
- Ability to multitask and prioritize tasks with a strong attention to detail in a fast-paced environment
