Role Overview
As an Estimator, you will play a key role in the pre-construction process, supporting the planning and execution of multifamily construction projects through detailed, accurate cost estimates and clear scope definition. You’ll conduct site assessments, interpret architectural and MEP drawings, perform quantity takeoffs, and collaborate with cross-functional teams—including investment managers, designers, and construction leads—throughout the project lifecycle. This role requires a detail-oriented, analytical mindset with the ability to balance technical precision and practical field insight to support smart, informed decision-making from concept to contract.
- Conduct site walks to verify existing conditions, key measurements, and identify potential scope gaps or construction challenges.
- Interpret architectural and MEP drawings to extract quantities and define scope.
- Perform detailed quantity takeoffs and prepare comprehensive cost estimates.
- Analyze and evaluate construction documents, including proposals, blueprints, spec sheets, and 3D models.
- Track addenda, RFI responses, and drawing revisions to ensure estimate accuracy.
- Prepare and maintain project schedules in coordination with construction and design teams.
- Solicit and compare vendor and subcontractor bids to support cost evaluations.
- Draft construction contracts and coordinate with contract administration through execution.
- Assist in preparing proposal deliverables for internal and external stakeholders.
- Develop and track material submittals and buyout summaries for labor and materials.
- Create and maintain databases of project costs, vendors, subcontractors, and material pricing.
- Support reporting and presentation of estimates by assembling data into clear, visual formats.
- Collaborate with BIM experts to leverage 3D models for planning and cost analysis.
- Maintain up-to-date knowledge of construction methods, building materials, and code requirements.
Qualifications
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred.
- 2–3 years of construction or estimating experience, preferably in multifamily or commercial projects.
- Strong understanding of construction documents, specifications, and building systems.
- Proficiency with Microsoft Office Suite (Excel, Word, Outlook).
- Familiarity with digital takeoff tools (e.g., Bluebeam, OST) is a plus.
- Experience working with 3D models and BIM tools is advantageous.
- Exceptional attention to detail and strong organizational skills.
- Excellent written and verbal communication abilities.
- Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
- Self-motivated with a strong desire to learn and contribute to team success.
