Role Overview
As the VP of Facilities Management, you'll lead Cortland's facilities strategy and operations, driving asset performance, operational excellence, capital preservation, and risk mitigation across the portfolio. You'll create a scalable, data-driven facilities organization that protects NOI, extends asset life, delivers consistent resident experiences, and supports long-term portfolio value creation.
Drive Asset Performance & Portfolio Value
- Lead Cortland's Facilities Management organization, establishing a facilities strategy that delivers operational consistency and asset performance across all markets.
- Define enterprise standards, governance, and maintenance programs that optimize building system performance, increase uptime, and extend asset lifecycles.
- Develop portfolio-wide asset strategies that align preventative maintenance, lifecycle planning, capital investment, and operational execution.
- Create visibility into asset conditions, maintenance performance, capital needs, and portfolio risk through data, analytics, and proactive reporting.
- Partner with Operations, Asset Management, and Cortland Build to align facilities priorities with investment objectives and asset performance goals.
- Drive continuous improvement initiatives that improve reliability, reduce maintenance variability, and enhance resident experiences across the portfolio.
Protect Assets & Reduce Portfolio Risk
- Continuously improve maintenance and lifecycle strategies that reduce operational disruption and unplanned capital expenditures.
- Strengthen safety, compliance, and risk management practices across facilities operations.
- Identify and mitigate operational, regulatory, and asset-related risks that could impact portfolio performance.
- Drive consistency through standardized processes, controls, and best practices across markets.
Optimize Financial & Operational Performance
- Maintain full P&L responsibility for Facilities Management operations.
- Drive cost avoidance through preventative maintenance, lifecycle planning, vendor performance management, workforce optimization, and operational efficiencies.
- Monitor KPIs that evaluate asset performance, maintenance effectiveness, service delivery, portfolio health, resident impact, risk, and financial outcomes.
- Lead resource planning and operating models that support portfolio growth while maintaining service quality and cost discipline.
- Utilize technology, analytics, and predictive insights to identify systemic performance gaps, improve decision-making, and optimize total cost of ownership.
- Partner with Finance and Procurement to maximize vendor value, improve spend effectiveness, and support long-term financial performance.
Scale Organizational Capability
- Lead and develop high-performing regional facilities leaders and teams across the portfolio.
- Strengthen organizational capabilities in asset management, facilities operations, preventative maintenance, project execution, and risk management.
- Establish performance expectations, governance, and operating rhythms that promote accountability and continuous improvement.
- Partner across Operations, Finance, Procurement, Asset Management, and Cortland Build to ensure alignment on strategic priorities.
- Foster a culture of innovation, operational excellence, and data-driven decision-making.
Qualifications
- 10+ years of leadership experience in regional facilities management, asset management, maintenance operations, or related functions.
- Bachelor's degree in Facilities Management, Engineering, Business, Operations, or a related field preferred.
- Proven success leading large-scale, multi-site facilities organizations across multiple markets.
- Strong financial acumen with experience managing operating budgets, capital planning, and P&L performance.
- Experience developing asset lifecycle, preventative maintenance, and risk management strategies that protect asset value and reduce operational volatility.
- Demonstrated ability to leverage technology, data, and performance metrics to drive operational excellence and portfolio performance.
- Exceptional leadership, change management, and cross-functional partnership skills.
- Ability to balance long-term strategic planning with disciplined operational execution.
