While the role is remote, we do require that the successful candidate live within a reasonable driving distance to one of the 7 military bases where we have housing which are as follows: Ft. Rucker, AL, Ft. Riley, KS, Ft. Polk, LA, Ft. Meade, MD, Aberdeen Proving Grounds (APG), MD, Ft. Bragg, NC, and Ft. Sill, OK.

How You'll Contribute to the Team: 

The Leasing Manager is responsible for developing and implementing local sales and marketing strategies that achieve and maintain occupancy targets and revenue goals. This role provides direct oversight, training, and performance management to a remote team of Leasing Consultants who are charged with meeting key performance indicators for occupancy by converting leads to residents. The Leasing Manager is expected to lead by example and take a hands-on approach to the day-to-day management of leasing operations ensuring operations comply with company standards, fair housing regulations, and other relevant laws, while providing a positive customer experience and achieving revenue and occupancy goals.

Primary Responsibilities Include:   

  • Support the Director of Leasing in developing and implementing strategic plans and annual goals for the leasing function, including sales and marketing strategies to increase income and occupancy rates, decrease expenses, and add to the overall value of the program.
  • Execute and manage approved local marketing strategies, ensuring alignment with budgets and program and company standards.
  • Maintain in-depth knowledge of Corvias product, market-ready inventory, promotions/leasing incentives, residential market conditions, and competitor communities.
  • Analyze applicant waitlist reports and home assignments to identify challenges and develop corrective action plans with the Director of Leasing to prevent and/or overcome vacancy shortfalls.
  • Oversee day-to-day leasing functions for assigned military housing installations, ensuring all operations comply with company standards, fair housing regulations, and other relevant laws.
  • Assume a proactive role in increasing the efficiency of leasing operations and ensuring procedures and processes meet business requirements and create a positive experience for prospects and residents.
  • Oversee maintenance of property management database and ensure accuracy of data and reporting.
  • Ensure accuracy of internet listings and current promotional campaigns.
  • Lead the recruitment, hiring, onboarding, and retention of diverse talent who enhance company culture; create accountability and ownership among team members through communication of clear expectations, supervision, and provision of timely performance feedback.
  • Lead the training and development of remote team members through coaching, motivating, and mentoring on company culture, business goals, sales techniques, and leasing operations to support the achievement of revenue and occupancy goals.
  • Perform all duties of a Leasing Consultant as needed.
  • Other duties as assigned.

Role Specific Requirements Include: 

  • 5+ years of relevant work experience with a minimum of 2 years’ in residential property management with a focus on leasing or marketing. A minimum of 3 years in a supervisory role required.
  • Proven history of taking initiative to be productive and efficient while also working well in a remote team-oriented environment focused on collaboration and accountability.
  • Ability to lead projects and develop, inspire, and motivate a remote team to achieve organizational goals.
  • Demonstrated ability to organize individual and team activities to ensure operations are highly productive in order to meet or exceed business goals.
  • Proven success coaching team members to improve performance and training team members on lead generation, cross-selling, upselling, and closing techniques.
  • Proven ability to maximize revenue through the delivery of data-driven strategies, including market positioning, strategic promotions, and price optimization.
  • Excellent oral and written communication skills with the ability to communicate information and ideas with clarity and precision through phone, email, and text communication.
  • Demonstrable proactive approach to problem-solving with strong decision-making capability; willing to seek assistance/guidance when needed.
  • Demonstrated ability to interpret and analyze data, identify trends, and use data to connect leasing activities to overall business strategies.
  • Ability to work in a remote setting and manage multiple and competing priorities in a fast paced, dynamic environment, while being attentive to details.
  • Customer-focused with empathy for the customer experience.
  • Demonstrated ability to professionally interact and relate to individuals with diverse backgrounds, including the ability to effectively resolve escalated customer concerns involving complex or sensitive matters.
  • Computer proficiency, including working knowledge of word processing, spreadsheet, and property management software.

The hourly rate for this position is estimated to be $20.00 to $24.00 an hour depending on experience, skills, qualifications, and work location.
