
Transaction Associate
POSITION SUMMARY:
The Transaction Associate is responsible for working under the guidance of the Vice President of Transactions to facilitate the tenant and landlord representation in real estate transactions. Your goal is to build strong client relationships and procure those relationships to hit real estate transaction targets. This position has no direct reports.
ACCOUNTABILITIES AND OUTCOMES:
Accountable for sourcing and procuring tenant and landlord clients and driving transaction volume.
TASKS AND RESPONSIBILITIES:
- Conduct thorough market research to understand trends in the commercial real estate market, including property rental values, demand, and competitive properties.
- Analyze market data to help clients make informed decisions about strategy and leases.
- Establish and maintain relationships with commercial property owners, tenants, investors, and other stakeholders.
- Provide advice and guidance to clients regarding market conditions, pricing strategies, and investment opportunities.
- List commercial properties lease, including preparing marketing materials and online listings.
- Coordinate property showings and tours for prospective tenants
- Negotiate terms of lease agreements, and other transactions on behalf of clients.
- Ensure that all terms are in the best interest of the client and comply with legal requirements.
- Facilitate and oversee the entire transaction process, including drafting contracts, coordinating with legal professionals, and ensuring all paperwork is completed accurately and in a timely manner.
- Assist clients in leasing commercial spaces by matching their needs with available properties.
- Oversee tenant relations, ensuring compliance with lease agreements and addressing any issues that arise during the lease term.
- Generate new business opportunities by prospecting and networking with potential clients.
- Perform other duties as assigned.
KNOWLEDGE, SKILLS AND REQUIREMENTS:
- Bachelor’s degree in business, finance, real estate or related field is preferred, or proven industry knowledge acceptable in lieu of degree
- Education: A bachelor’s degree in business, finance, real estate, or a related field is preferred.
- Licensing: Must be a licensed real estate broker or associate broker, as required by state law.
- Experience: Typically, 1-3 years of experience in commercial real estate or a related field. More experienced brokers may handle more complex transactions.
- Skills:
- Strong communication, negotiation, and interpersonal skills.
- In-depth knowledge of commercial real estate markets and trends.
- Ability to analyze market data and financial reports.
- Proficient with real estate software, CRM systems, and Microsoft Office Suite.
- Personal Attributes: Detail-oriented, self-motivated, proactive, and customer-focused.
- Travel up to 50% of the time.
WORK ENVIRONMENT:
Includes both a typical office or home-based office environment, with minimal exposure to excessive noise or adverse environmental issues, and frequent local and/or overnight travel, including exposure to heat, cold, and inclement weather conditions. Mode of transportation for travel typically will include automobile and plane.
PHYSICAL REQUIREMENTS:
Ability to sit for prolonged periods of time.
