Pay Range: $27.36 - $32.84 per hour, based on experience

General Purpose of the Position |
Responsible for processing all real estate loans in accordance with established guidelines and regulatory requirements, and accurately submitting to underwriting for approval. Obtains and verifies necessary information and prepares documents for the processing of the mortgage loan file. Arranges flood zone certifications, real estate appraisals and title work as required. Communicates loan status to all involved parties including buyer, seller, realtor, and title company representative when necessary. Obtains proof of insurance as required on mortgage loans. Assists or refers members as necessary. Ability to work in a team dedicated to providing world class service that will maintain and grow a member’s relationship with Credit Union of Colorado. Manage a pipeline of loans and be responsible for directing all efforts related to providing excellent member service by demonstrating courtesy and personal concern for members. Effective communication with internal and external members is critical in meeting key performance metric and contributing to the success of the team.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. May perform other duties as requested or assigned.
- Maintain service level expectations for member experience
- Process mortgage loans from applications received; submitting to underwriting, clearing conditions and obtaining final approval.
- Maintain consistent communication with borrowers ensuring timely updates and follow up
- Facilitates the clearing of underwriting stipulations by communicating requirements to borrowers
- Reviews and organizes all necessary documentation within loan files
- Researches and resolves internal and external member issues in a timely, consistent and professional manner.
- Stays informed regarding developments and changes in the credit field including best practices.
- Reviews title policies for ownership verification and ensures lien position
- Works with borrower and title company to resolve any outstanding title items
- Ensure all mortgage loan applications are disclosed within TRID/RESPA compliance timelines
- Ensure pricing and fees are accurately reflected on each transaction and obtain and review all necessary appraisals, title and tax certificates, credit documents, mortgage insurance, flood and hazard insurance, HOA certificates, subordination agreements and other documents as required
- Verifies flood zone data for loans in process and provides timely disclosure of flood notices when applicable
- Works with applicable third parties to obtain necessary loan documentation
- Ensures that all appraisals, credit reports, and title reports have been ordered for the files.
- Prepares miscellaneous correspondence and records.
- Prepares file for submission to underwriters.
- Performs follow-up work as necessary to achieve conditional approval within established time frames.
- Performs miscellaneous clerical functions.
- Communicates loan status to all involved parties including buyer, seller, realtor, and title company representatives.
- Coordinates functions with related departments and branches and provides support as needed
- Researches, reconciles, processes invoices from title companies
- Attends and participates in meetings as required. Prepares and completes special presentations or projects as assigned.
- Ensures that requests and questions are promptly and courteously resolved.
- Assist MLOs by reviewing member documents and ordering appropriate items for file completion such as flood, title, appraisal and homeowners insurance.
- Prioritize workload to manage timely submission of loan files to underwriting; track files and clear underwriting conditions to meet all expected closing dates
- Provide regular status updates to supervisor and loan underwriter on file progress
- Audit conditions prior to file submission to underwriting.
- Assist members with loan level questions and concerns.
- Review reporting to target loans in the pipeline that need special attention.
- Ensures timely receipt and proper completion of all documents in accordance with established procedures; organizes documentation in established file order for underwriter review
- Deliver clean, complete and accurate files to both underwriting and closing.
- Communicate effectively with members, clients and vendors.
- Researches, reconciles, processes invoices from title companies, credit bureaus, appraisers including miscellaneous fees and overpayments.
- While performing the duties of this position, the employee will view, have access to, and work with confidential financial data. The employee in this position must adhere to strict confidentiality policies and procedures.
- Ensures that the Credit Union's professional reputation is maintained.
- Represents the Credit Union in contacts with business and trade professionals.
- Notifies necessary parties of Credit Union policies and procedures and ensures that they are appropriately informed.
- Provides excellent service by demonstrating courtesy and personal concern for members and co-workers needs and follows-up to ensure those needs are met.
- Adhere to all Federal and State laws and regulations applicable to the credit union, including the Bank Secrecy Act and OFAC.
- Collects flood policies, first mortgage homeowner’s insurance, and final title policies to be sent to underwriting
- May be required to comply with NCUA requirements and register as a Mortgage Loan Originator and keep a current registration in compliance with the SAFE Act.

Requirements |
EDUCATION AND EXPERIENCE:
High school diploma or general education degree (GED), plus one year(s) of recent secondary market mortgage processing experience or member service preferred. Mortgage application experience preferred.
OTHER SKILLS AND ABILITIES:
Ability to add, subtract, multiply, and divide in all units of measure, using whole number, common fractions, and
decimals. Excellent verbal, written, and interpersonal communication skills with the ability to explain loan programs,
loan terms, features, policies and benefits to members and business partners. Good organizational, time management, and problem-solving abilities. Typing and data entry. 10-key calculator. Microsoft Word, Excel, and Outlook; Symitar systems a plus. Thorough knowledge of Credit Union services and products. Ability to establish and maintain effective working relationships with other administrative officials and the public. Ability to apply interpersonal skills that develop member confidence, respect and trust in Credit Union of Colorado and develop cooperative relationships with all levels of people throughout the organization.
PHYSICAL DEMANDS:
While performing the duties of this job, the employee is typically required to sit for long periods. The employee continually is required to talk or hear. The employee is occasionally required to stand, walk, stoop and reach with hands and arms. The employee will occasionally lift and/or move up to 10 pounds.
