We are seeking a Senior Project Estimator (Data Center Preconstruction) to support greenfield data center projects through full-project budget validation, independent cost estimating, GC/CM estimate reconciliation, GMP and lump-sum proposal review, Schedule of Values review, and value engineering support.
This role is not intended to be limited to electrical and telecom/fiber estimating. While data centers are highly MEP-driven and electrical, telecom, low voltage, power, cooling, and commissioning scope awareness is important, the successful candidate must be able to evaluate the full project estimate across all major disciplines, identify scope gaps and pricing risks, explain assumptions and variances, and present clear recommendations to internal teams and client stakeholders.
RESPONSIBILITIES
- Review and validate full project budgets and costs across civil/sitework, structural, architectural, mechanical, electrical, fire protection, telecom, low voltage, structured cabling, fiber, general conditions, indirect costs, escalation, contingency, allowances, fees, markups, and soft cost interfaces such as design fees, permits, utility costs, owner vendors, commissioning, testing, and project contingency.
- Prepare independent estimates at schematic design, design development, and 100% construction document stages.
- Reconcile independent estimates against GC/CM estimates and identify scope, quantity, pricing, escalation, contingency, assumption, and risk variances.
- Review GMP and lump-sum proposals, including assumptions, qualifications, exclusions, allowances, unit prices, alternates, general conditions, fees, insurance, bonds, and markups.
- Review Schedule of Values submissions for reasonableness, completeness, alignment with scope, and front-loading risk.
- Evaluate bid packages, subcontractor pricing, vendor quotations, and GC/CM estimate submissions for completeness, competitiveness, and alignment with project scope.
- Identify scope gaps, overlaps, estimate assumptions, pricing risks, long-lead cost drivers, escalation exposure, contingency needs, and potential budget impacts.
- Support value engineering by developing, reviewing, and tracking accepted and rejected value engineering items against budget, scope, and project objectives.
- Prepare clear Basis of Estimate documentation, including scope basis, pricing sources, assumptions, exclusions, escalation, contingency, allowances, and risk notes.
- Develop estimate summaries, variance reports, reconciliation logs, cost driver analyses, and executive-level presentations for internal teams and client stakeholders.
- Collaborate with project management, preconstruction, design, procurement, commercial, scheduling, engineering, GC/CM, and client teams to validate estimate inputs and resolve discrepancies.
- Track historical cost data, benchmarks, market trends, and data center cost drivers to improve estimating accuracy and support informed recommendations.
- Support procurement and award recommendations by reviewing proposal completeness, cost reasonableness, scope coverage, commercial terms, and pricing risks.
- Maintain organized estimate records, assumptions, backup, benchmark data, reconciliation files, and methodology documentation for auditability and future reference.
QUALIFICATIONS
Required Qualifications
- 12+ years of construction estimating, preconstruction, cost estimating, quantity surveying, or cost advisory
- Bachelor’s degree in Construction Management, Engineering, Quantity Surveying, Architecture, or a related technical field.
- Full-project preconstruction estimating and cost validation experience across civil, structural, architectural, MEP, fire protection, telecom, general conditions, indirect costs, escalation, contingency, and allowances.
- Demonstrated full-project estimating experience across multiple disciplines, not only one trade or specialty scope.
- Strong understanding of all major construction disciplines, with particular strength in MEP-heavy project environments and data center MEP intensity.
- Experience with large commercial, industrial, mission-critical, data center, semiconductor, advanced manufacturing, infrastructure, EPC, or similarly complex capital projects.
- Experience preparing independent estimates and reconciling estimates against GC/CM submissions, GMP proposals, lump-sum proposals, bid packages, subcontractor pricing, and vendor quotes.
- Strong commercial and analytical judgment in reviewing GMP, lump-sum, GC/CM, and subcontractor cost proposals.
- Ability to review assumptions, qualifications, exclusions, allowances, unit pricing, general conditions, fees, markups, escalation, contingency, and risk allowances.
- Strong capability to identify scope gaps, cost drivers, estimate risks, pricing variances, and budget exposure.
- Ability to reconcile estimates, challenge assumptions, identify scope gaps, and communicate cost risk clearly.
- Ability to clearly explain estimate assumptions, variances, escalation, contingency, risk, and recommendations to internal teams and client stakeholders.
- Client-facing communication, executive-ready presentation skills, and clear Basis of Estimate documentation.
- Proficiency with Microsoft Office Suite, especially Excel and PowerPoint, and experience with digital takeoff or estimating tools such as Bluebeam, CostX, WinEst, Trimble, Accubid, or similar platforms.
- Excellent written and verbal communication skills, strong attention to detail, and ability to work independently in a remote, fast-paced, client-facing environment.
Preferred Qualifications
- Direct experience estimating greenfield data centers, hyperscale data centers, multi-campus data center programs, or mission-critical facilities.
- Strong data center cost driver awareness, including electrical gear, generators, UPS systems, switchgear, substations, cooling systems, utilities, telecom and low voltage, commissioning, and long-lead procurement.
- Familiarity with AI/HPC data center infrastructure, including high-density racks, liquid cooling, CDUs, chilled water systems, heat rejection, electrical capacity, commissioning, and long-lead equipment coordination.
- Experience reviewing OSP/ISP fiber routing, meet-me rooms, backbone infrastructure, cross-connects, structured cabling, and low-voltage systems as part of a broader full-project estimate.
- Experience with ASPE, AACE, PMP, RICS, or other relevant estimating, cost, or project management certifications.
- Familiarity with cloud-based estimating platforms, cost databases, benchmark tools, Power BI, Tableau, or other cost analytics tools.
- Experience supporting value engineering workshops, estimate validation reviews, procurement strategy, bid leveling, and project budget governance.
