Maintenance Manager

Columbia, Missouri | Full-Time

THE MAINTENANCE MANAGER POSITION: We are seeking a hands on Maintenance Manager to join our team and oversee the maintenance operations of the Aria Apartments complex and multiple commercial properties. As the Maintenance Manager, you will be responsible for handling maintenance requests and supervising a team of maintenance technicians.

MAINTENANCE MANAGER JOB RESPONSIBILITIES:

  • Responsible for maintaining a high standard of overall appearance, upkeep, and condition of an assigned multi-family/commercial property.
  • Responsible for the upkeep of all property functions including; plumbing, HVAC, electric, hot water heaters, window/door replacement, appliance diagnosis & repair and overall appearance of property.
  • Respond promptly to maintenance requests and ensure efficient and effective resolution.
  • Conduct routine inspections to identify and address maintenance issues proactively.
  • Perform hands-on maintenance tasks as needed, including plumbing, electrical, HVAC, and general repairs.
  • Schedule and assign maintenance tasks to ensure timely completion.
  • Coordinate with external vendors and contractors for larger repair and maintenance projects.
  • Ensure all contracted work is completed to company standards and within budget.
  • Manage inventory of maintenance supplies and equipment.
  • Place orders for supplies as needed, ensuring cost-effectiveness.
  • Monitor expenses and identify cost-saving opportunities.
  • Train, manage and delegate work orders to team of maintenance techs.
  • Manage and improve the process for the turn of apartments during specified move out periods.

MAINTENANCE MANAGER JOB REQUIREMENTS:

  • REQUIRED; 3+ years experience with apartment/property maintenance
  • REQUIRED; Must have hands-on experience in general maintenance including but not limited to; plumbing, HVAC, electric, hot water heaters, window/door replacement, appliance diagnosis & repair
  • REQUIRED; Previous supervisory experience
  • REQUIRED; Current 608/Universal Certification
  • REQUIRED; Valid driver's license and reliable transportation.
  • Excellent leadership and communication skills.
  • Ability to multitask, prioritize, and manage time effectively.
  • Knowledge of local building codes and regulations.
  • Basic computer skills for record-keeping and communication; experience with Entrata a huge plus!
