COMPENSATION RANGE: $22.00/hour
THE HIRING COMPANY: Discovery Capital is a vertically integrated development firm that handles every phase of a project—from raw land acquisition and site preparation to construction and post-build operations/leasing. Our portfolio includes Columbia’s most popular luxury residence complex, Aria Apartments, and the dynamic Kitchen Grill & Games entertainment hub that blends pickleball courts, event venues, a restaurant & bar, and live-music spaces on our 200-acre development off Discovery Parkway. With these successes under our belt, we’re launching two new mixed-use projects—each spanning roughly 90,000 sq ft and offering 250 luxury residences—to expand Aria’s footprint while delivering premium residential experiences and top-tier commercial space
PROJECT MANAGEMENT INTERN POSITION: As a Project Management Intern, you’ll partner with senior project managers to steer the higher-level aspects of our development pipeline—scheduling, budgeting, bidding, contract administration, and buy-out. This position is ideal for students who want real-world exposure to the strategic side of construction in a fast-paced mixed-use environment.
PROJECT MANAGEMENT INTERN RESPONSIBILITIES:
- Schedule Development & Management – Build and maintain detailed project schedules (critical path, look-ahead, milestone tracking) using Procore and Outbuild; update stakeholders on progress and variance.
- Cost Estimation & Budget Tracking – Assist in preparing RFIs, BOQs, and preliminary cost estimates; track actual spend versus budget; flag potential overruns for early resolution.
- Bid & Vendor Management – Coordinate bid solicitation processes, collect subcontractor proposals, evaluate bids against project criteria, and support the selection of qualified vendors.
- Contract Administration – Review change orders, prepare purchase orders, and maintain contract documentation; ensure compliance with terms and conditions.
- Financial Closeout & Buy-Out – Support final cost reconciliation, procurement of warranties, lien releases, and project close-out reports; help compile documentation for the buy-out phase.
- Risk & Issue Management – Identify potential risks or issues early; document mitigation plans and track resolution status in a central log.
- Reporting & Documentation – Generate weekly progress reports, cost dashboards, and executive summaries; maintain an organized filing system (digital and physical).
- Stakeholder Communication – Attend project meetings with owners, architects, engineers, and subcontractors; take minutes, track action items, and follow up on assignments.
- Tool Proficiency & Process Improvement – Leverage industry-leading tools such as Procore, Bluebeam, and Outbuild to streamline workflows; propose process enhancements that improve efficiency or cost control.
WHAT WE'RE LOOKING FOR:
- Education – Current enrollment in Civil Engineering, Construction Management, Architecture, Finance, or a related field.(No prior experience required; we’ll provide hands-on training.)
