The Commercial Roofing Service Technician is responsible for performing and assisting Service Foreman with inspections, maintenance, troubleshooting, repair, and service work on commercial roofing systems and related building-envelope components. This position requires the ability to identify roofing deficiencies, determine appropriate repair methods, safely perform assigned work, and communicate job conditions and completed work to the Service Manager, customers, and other members of the project team.

The Service Technician may work independently or as part of a service crew and is expected to perform assigned work in accordance with company standards, project specifications, manufacturer requirements, applicable laws and regulations, and David M. Maines Associates, Inc. safety policies.

Essential Job Functions

  • Roof Inspection & Troubleshooting – Inspect commercial roofing systems to identify leaks, damage, deterioration, and potential areas of failure.
  • Roof Repairs – Perform repairs to various commercial roofing systems, including TPO, PVC, EPDM, modified bitumen, metal, and roof coatings.
  • Leak Detection & Repair – Locate the source of roof leaks and determine the appropriate repair method.
  • Preventive Maintenance – Perform scheduled maintenance, inspections, and minor repairs to extend the service life of roofing systems.
  • Roofing Material Installation – Install and repair membranes, flashings, sealants, insulation, metal components, drains, and other roofing accessories.
  • Troubleshooting & Problem Solving – Evaluate unusual or recurring roofing problems and recommend appropriate corrective actions.
  • Service Documentation – Accurately document work performed, materials used, roof conditions, photographs, deficiencies, and additional repair recommendations.
  • Customer Communication – Communicate professionally with customers, building owners, facility managers, and company personnel regarding service work, findings, and recommended repairs.
  • Work Orders & Timekeeping – Review and complete service work orders, accurately record labor and material usage, and submit required documentation in a timely manner.
  • Jobsite Safety – Follow company safety policies, OSHA requirements, fall-protection procedures, and manufacturer requirements while performing work on commercial roofing systems.
  • Equipment & Tools – Properly operate, maintain, and inspect hand tools, power tools, ladders, safety equipment, and other equipment necessary to perform roofing service work.
  • Additional Work Identification – Identify conditions requiring additional repairs or maintenance and communicate those findings to the appropriate supervisor or service manager before performing work outside the authorized scope.
  • Jobsite Cleanliness – Maintain a clean and organized work area and properly secure tools, equipment, and materials at the end of each workday.
  • Team Collaboration – Work effectively with service technicians, foremen, project managers, and other company personnel to complete service work efficiently and professionally.

 

Safety & Compliance

Safety is an essential responsibility of every employee. The Commercial Roofing Service Technician is expected to:

  • Follow all applicable OSHA requirements, including applicable construction standards under 29 CFR Part 1926.
  • Follow all company safety policies, procedures, and safety programs.
  • Properly use required personal protective equipment (PPE).
  • Follow applicable fall-protection requirements when performing work at elevated locations.
  • Use fall-protection systems and other required protective measures as trained and directed.
  • Inspect tools, equipment, ladders, fall-protection equipment, and other assigned equipment before use and report defective equipment.
  • Follow established procedures for ladders, scaffolds, aerial lifts, powered equipment, and other equipment used in assigned work.
  • Maintain awareness of roof edges, openings, skylights, penetrations, uneven surfaces, electrical hazards, weather conditions, and other job-site hazards.
  • Immediately report unsafe conditions, injuries, near misses, property damage, and other safety incidents to the appropriate supervisor.
  • Never bypass, disable, or intentionally defeat required safety equipment or procedures.
  • Follow manufacturer instructions and applicable project requirements when handling and installing roofing materials.
  • Participate in required safety meetings, training, and toolbox talks.
  • Maintain required certifications or training applicable to assigned duties and equipment.
  • Comply with company requirements regarding drug and alcohol use, workplace conduct, harassment, violence, horseplay, and other prohibited conduct

 

Qualifications

  • High school diploma, GED, or equivalent experience preferred.
  • Previous commercial roofing, construction, building maintenance, or related experience preferred.
  • Demonstrated ability to learn and perform commercial roofing service and repair techniques.
  • Ability to understand and follow verbal and written instructions.
  • Ability to communicate effectively with supervisors, coworkers, and customers.
  • Ability to safely use hand tools and power tools applicable to the position.
  • Ability to follow established safety procedures and company policies.
  • Valid driver's license and acceptable driving record if required for assigned company vehicles or job duties.
  • Ability to travel to various commercial job sites as required.
  • Previous (2) years’ experience servicing commercial roofing systems.
  • Experience with EPDM, TPO, PVC, modified bitumen, built-up roofing, metal roofing, or roof-coating systems.
  • Experience troubleshooting commercial roof leaks.
  • Manufacturer-specific roofing certifications.

The Commercial Roofing Service Technician may be required to:

  • Frequently stand, walk, bend, stoop, kneel, crouch, reach, climb, and work from elevated surfaces.
  • Access commercial roof areas using ladders, stairs, aerial lifts, or other approved access methods.
  • Maintain balance and appropriate body positioning while performing roofing work at elevated locations and on varying roof surfaces.
  • Use hands and arms to operate hand tools, power tools, equipment, and other roofing-related tools.
  • Lift, carry, move, position, and handle roofing materials, tools, and equipment necessary to perform assigned work.
  • Perform repetitive hand and arm movements associated with roofing installation, maintenance, inspection, and repair activities.
  • Work in various positions for periods necessary to safely and effectively complete assigned tasks.
  • Safely wear and use required personal protective equipment (PPE), including fall-protection equipment, hard hats, safety footwear, gloves, eye and hearing protection, and other PPE applicable to the assigned work.
  • Work on commercial and industrial properties, including rooftops and other elevated work surfaces.
  • Work outdoors and in varying weather conditions, including heat, cold, wind, rain, and other weather conditions, subject to company safety procedures and work restrictions.
  • Work around roofing materials, construction debris, dust, odors, noise, tools, machinery, and other conditions commonly associated with commercial roofing operations.
  • Work around rooftop mechanical equipment, electrical systems, roof penetrations, skylights, drains, and other building components.
  • Work on surfaces that may be uneven, wet, slippery, steep, elevated, or otherwise challenging.
  • Travel to and work at various commercial job sites as required by business needs.
