Real Estate Site Acquisition Specialist
Build the Future with Us — EquipmentShare is Hiring a Real Estate Site Acquisition Specialist
At EquipmentShare, we’re not just filling a role — we’re assembling the best team on the planet to build something that’s never been built before. We’re on a mission to transform an industry that’s been stuck in the past by empowering contractors and communities through innovative technology, real-time support, and a team that truly cares.
We’re hiring a Real Estate Site Acquisition Specialist at our Real Estate and Construction office in Jacksonville, FL and we’re looking for someone who’s ready to grow with us, bring energy and drive to their work, and help us build the future of construction. This position is fully remote.
Job Summary:
The Site Acquisition Specialist plays a critical role in supporting EquipmentShare’s national growth and reports directly to the Real Estate Manager. This position is responsible for solving assigned markets by identifying, qualifying, and advancing existing sites and new development opportunities for all ES verticals, from first contact through escalation for approval.
The Specialist receives EquipmentShare training and a market brief for each assigned market, then works the market in person with brokers, owners, Operations, and Construction Project Managers (CPMs). The role has full agency for sourcing, similar to a CPM, without preparing formal construction budgets or detailed scopes of work. The Real Estate Manager provides training and quality-control review on every deal before escalation, and performance is measured against defined 12-month targets. This is a strong opportunity for a high-agency professional who wants to build a long-term career with EquipmentShare.
Primary Responsibilities
- Learn EquipmentShare’s property requirements and criteria for all ES verticals: Core, Advanced, Tooling, and Site Solutions
- Own each market assigned by the Real Estate Manager from its market brief until it is solved, pursuing both existing sites and land development opportunities
- Travel to assigned markets to drive submarkets, tour properties and land, and build knowledge of ownership, inventory, and competitor locations
- Walk into off-market properties and businesses, ask for the owner, and open conversations about sale, lease, or relocation
- Conduct high-volume outreach to owners and brokers by phone, text, email, and in person, and request off-market and pre-market listings
- Research properties and owners using CoStar, Crexi, LoopNet, county records, and GIS tools
- Coordinate municipal and EDC outreach with the Economic Development team
- Screen every lead against the Site Screening Questions in the Property Sourcing and Qualification SOP
- Vet sites for acreage, layout, truck circulation, building specifications, utilities, and zoning, confirming permitted use with the planning department
- Engage the local CPM as needed for site visits and construction deliverables, and request test fits from the ES Civil team for land opportunities
- Check the Real Estate & Construction board in Monday.com for duplicates and enter complete property information
- Propose pricing and deal structure for each site, supported by comps, for Real Estate Manager approval
- Submit sites for pre-qualification in Slack with Operations introductions and CPM engagement, and coordinate site visits
- Complete Real Estate Manager quality-control review on every deal, then escalate approved sites with a complete executive summary
- Support the Acquisitions & Dispositions team through LOI and closing as the market point of contact
- Keep Monday.com and market tracking records current, provide weekly market updates, and complete a post-mortem for each market
