DIVISION PARALEGAL
Job Summary
As a Division Paralegal, you will provide direct support to our division teams in all aspects relating to land acquisitions and commercial real estate transactions. This will include shepherding the due diligence process, coordinating transactions, and facilitating closing mechanisms. Overall Company contributions center on mitigating the company’s risk while contributing to the organization's profitability. This is an in-office position and not a remote position.
Your skills will be used to:
- Provide real estate, transactional and administrative support across multiple cross-functional teams and shepherd the due diligence process in acquiring developed and undeveloped land.
- Assist Division Counsel(s) with the preparation and/or execution of documents such as agreements, executive summaries, addenda, assignments, escrow agreements, easements, exhibits, releases closing statements, affidavits, mortgages, promissory notes, deeds, leases, legal memorandum, community governing documents and any other transactional or administrative documents.
- In depth knowledge of title insurance including curative action items needed to secure clear insurance policies and marketable title in favor of the Company.
- Coordinate and manage real estate transactions from inception to close including critical review and analysis of real estate documents while adhering to jurisdictional regulations and internal measures.
- Under the supervision of Division Counsel(s), coordinate with land development and land operations to review and approve record plats for internal and external developers. Possess ability to determine size and configuration of property and can draft legal descriptions.
- Interface directly with opposing counsel, land bankers, closing agents, and engineering firms to facilitate closing mechanics. Evaluate acquisition obstructions and implement strategic solutions.
- Monitor critical action items and schedule dates and milestones for land acquisitions and related project development and financing transactions. Report on the execution of projects.
- Review and identify prohibitive issues and promulgates curative and remedial actions to effectuate compliance with contractual obligations.
- Standardize and manage legal templates and documents to comport with company and departmental guidelines.
- Attention to financial metrics relevant to procuring funding for option payments, settlement funds, deposits and reconciliations relating to the same.
- Assist Division Counsel with contract compliance including meeting monthly lot purchase obligations, and tracking notices of default relating to the same.
- Assist Legal Department to implement, manage and use legal software programs.
- Conduct legal research as required or other research to aid in business decisions used to enhance the Fischer Group’s competitive edge.
- Prepare closing documentation and all other legal documentation in an accurate and timely manner so that financial objectives of the Fischer Group are met.
- Provide accurate and timely support to all team members of the Legal Department and perform other duties as needed.
- Strive to streamline processes and procedures under general principles of Six Sigma methods.
- Perform other duties as assigned.

Preferred Qualifications:
- Bachelor’s Degree in paralegal studies or Baccalaureate degree and certification from NALA or NFPA.
- Prior experience working in a law firm, title insurance company, lending institution, homebuilder, or equivalent in the real estate field.
- Experience working on commercial transactions.
- Ability to communicate effectively; basic math skills.
- Strong title and survey knowledge and skillset.
- Strong writing skills.
Physical demands and work environment:
- Must be able to use sensory skills (i.e. verbal communication) to effectively communicate and interact with other Associates and customers.
- Must be able to perform repetitive motions and use fine motor skills (i.e. typing, writing) to operate office supplies (i.e. computer, calculator, copier).
- Must be able to lift and carry approximately 20-25lbs unassisted.
- Must be able to sit for long periods of time with low periods of reaching and standing.
