The Portfolio Collection Manager is responsible for overseeing and managing the collection of rent and other receivables across a designated portfolio of affordable housing properties. This role requires a strong understanding of accounting principles, a focus on customer service, and the ability to effectively communicate with residents and property management teams to resolve delinquency issues.

 

RESPONSIBILITIES:

  • Oversee and Manage Rent Collections:
    • Monitor rent collection performance across the assigned portfolio.
    • Analyze delinquency trends and identify potential problem accounts.
    • Develop and implement strategies to minimize delinquency rates.
    • Work closely with property management teams to address resident concerns and resolve payment issues.
    • Conduct regular reviews of resident accounts and identify potential risks.
  • Process Rent Payments:
    • Review and process rent payments received through various channels (e.g., online payments, mail, bank deposits).
    • Ensure accurate and timely posting of rent payments to resident accounts.
    • Reconcile bank statements and identify any discrepancies.
  • Coordinate with Property Management:
    • Provide guidance and support to property management teams on rent collection best practices.
    • Assist in the development and implementation of resident communication strategies.
    • Conduct training sessions for property staff on rent collection procedures and compliance requirements.
  • Prepare and Analyze Financial Reports:
    • Prepare regular reports on rent collection performance, delinquency rates, and other key metrics.
    • Analyze financial data to identify trends and make recommendations for improvement.
    • Assist in the preparation of monthly, quarterly, and annual financial reports.
  • Ensure Compliance:
    • Ensure compliance with all applicable federal, state, and local regulations related to rent collection and eviction procedures.
    • Stay informed of changes in relevant laws and regulations.
  • Other Duties as Assigned:
    • Assist with special projects and other duties as assigned.

QUALIFICATIONS:

  • High school diploma or equivalent required; Bachelor’s degree in accounting, Finance, or a related field preferred.  
  • Minimum of 3-5 years of experience in property management, with a strong focus on rent collections.
  • Experience working with affordable housing programs (e.g., HUD, LIHTC) preferred.
  • Strong understanding of accounting principles and financial reporting.
  • Proficiency in Microsoft Office Suite, including Excel.
  • Experience with property management software (e.g., Yardi, MRI) preferred.
  • Excellent communication, interpersonal, and organizational skills.
  • Strong analytical and problem-solving skills.
  • Ability to work independently and as part of a team.  

Exact compensation may vary based on skills, experience, and location.

 

Salary Range

$65,000 - $100,000 USD
