Fairstead is seeking an Associate, Portfolio Management to join our real estate team. In this role, you will play a key part in both the financial and operational performance of our national portfolio. You will be responsible for analyzing property-level financials, tracking key performance metrics, and supporting strategies that enhance asset value and drive long-term returns.
Responsibilities:
- Conduct thorough financial analysis, including cash flow projections, budgeting, and financial modeling to evaluate the performance and potential of each property.
- Create and manage asset-level business plans including execution of identified initiatives throughout the calendar year
- Work closely with affiliated management company to devise and carry out property strategies and business plans for each property, including site visits
- Assist with communications and reporting with lenders, investors, and third-party owners
- Complete RFPs and other tasks related to third party property management opportunities
- Responsible for the portfolio roll-out and operations of ancillary business ventures
- Review asset performance to identify revenue opportunities and expense saving projects across Fairstead’s portfolio
- Work with compliance department to ensure properties are in good standing
- Prepare ad hoc internal performance reports and updates for senior management, investment, and other stakeholders
- Present investment strategies, financial analyses, and portfolio performance in a clear and concise manner
- Maintain strong relationships with internal and external stakeholders, including investors, lenders, property management teams and outside brokers
- Assist with making recommendations for refinancing, disposition, or other capital events to achieve determined financial milestones or outcomes.
Requirements:
- Minimum 3+ years real estate experience required
- Bachelor’s degree required
- Experience in asset management and/or operations in the multifamily asset class
- Knowledge and experience with the Low-Income Housing Tax Credit Program gained from asset management, operations or development.
- Excellent communication skills
- Ability to work cross-departmental through Fairstead’s different verticals
- Knowledge of the NYC residential and retail rental market a plus
- Financial modeling (Microsoft Excel) and analytical skills
- Demonstrated competency in financial statement analysis, business valuation, accounting and finance.
- Yardi and RealPage experience
- · Team – oriented, organized, strong project management skills and follow-through
- 25% travel required
