Recurring Services Coordinator
SUMMARY OF RESPONSIBILITIES
The Recurring Services Coordinator manages utility services for all newly acquired rental properties and any properties that become vacant due to tenant vacating. This role may also be responsible for charge backs to the tenant ledger for any paid utility bills. In additional to utilities, the Recurring Services Coordinator will secure lawn maintenance, pool cleaning and servicing, pest control, and waste services.
ESSENTIAL DUTIES
- Manage utilities at the property level by coordinating all necessary paperwork to turn on or off utilities.
- Complete applications for service at the property level and work with Accounts Payable to make sure
that the deposits are paid. - Verify that tenants have moved utility accounts into their names within a reasonable amount after move in.
- Ensure property files and records are maintained in accordance with FirstKey Home standards.
- Work with the Manager of Recurring Services and the Regional Operations Manager to have applications
completed ahead of close for new acquisitions. - Handle accounts that need to be moved from the tenant name to the correct entity name once a
property is vacated. - Assure any utilities paid on behalf of tenants is charged back the proper amount and accurately recorded to the tenant ledger.
- Assist the Regional Operations Manager and Customer Payments Manager in all day-to-day operational activities, including the recording of all rental payments, adjustment and creation of ledger reporting, bank deposit activities, third-party collection efforts and eviction filings.
- Request account deposits and emergency requests. Submit to the Recurring Services Manager for approval.
- Resolve any municipal issues with the support of the Manager of Recurring Services and/or the Regional Operations Manager.

WORKING CONDITIONS
- Primarily working indoors, office environment.
- May sit for several hours at a time.

- Repetitive use of hands to operate computers, printers, and copiers.
REQUIRED EDUCATION AND EXPERIENCE
- High School Diploma or equivalent
- Intermediate proficiency with Microsoft Office (Word, Excel, PowerPoint, Outlook)
- Minimum 1 year of successful administrative experience
PREFERRED EDUCATION AND EXPERIENCE
- Experience working in property management, real estate or similar industry
- Experience working in a fast pace, high-growth company
REQUIRED KNOWLEDGE
