By exchanging their properties into Flock’s professionally managed portfolios, landlords can optimize returns, reduce risk, and transfer wealth efficiently.
Flock’s 721 Exchange Fund allows landlords to directly convert their real estate into shares in a diversified and professionally-managed portfolio of properties. This innovative approach ensures landlords preserve their hard-earned equity by deferring taxes while eliminating the burdens of active management. Since launching its first fund in 2021, Flock has grown from 4 homes to a national portfolio of 800+ properties ($185M+ in AUM) serving 150+ landlords.
In 2025, Flock is launching a new multifamily-focused 721 Exchange Fund in partnership with best-in-class multifamily operators. To drive this initiative, we are seeking an entrepreneurial Multifamily Director (MFD) to join our team as a founding leader responsible for sourcing and converting the Fund’s first landlords.

About the Role
As a Multifamily Director, your primary responsibility will be sourcing and closing the first multifamily landlords for Flock’s new 721 Exchange Fund. You will be on the front lines, engaging directly with property owners, building trust, and guiding them through the exchange process. This role requires a proactive, sales-oriented leader who can identify and convert high-value opportunities through targeted outreach, education, and deal execution.
You will become a subject matter expert on Flock, landlord pain points, and be expected to explain complex financial concepts in an approachable way. You’ll be trained on Flock’s solution and given all the tools you need to succeed in the role.
What You’ll Do
- Landlord Sourcing & Engagement
- Identify, qualify, and engage multifamily landlords who could benefit from the 721 Exchange
- Develop and execute an outbound strategy to reach landlords through direct outreach, broker networks, and industry relationships
- Educate landlords on Flock’s investment structure, tax benefits, and long-term advantages
- Build trust and credibility by understanding landlord pain points and positioning Flock as an optimal exit solution
- Deal Execution & Due Diligence
- Assess the financial and operational fit of multifamily properties for the Fund
- Coordinate the collection and review of due diligence materials with underwriting and operating partners
- Act as the primary liaison between landlords and internal teams to keep deals moving efficiently
- Proactively address questions, concerns, and potential deal blockers to guide landlords toward a confident decision
- Pipeline Management & Performance Optimization:
- Maintain an organized and dynamic pipeline of landlord prospects, tracking progress through each stage of the conversion process
- Monitor key metrics such as engagement rates, deal velocity, and conversion success to refine outreach strategies
- Work closely with Flock leadership to iterate on messaging, sales collateral, and positioning to enhance effectiveness
- Market Penetration & Industry Outreach:
- Establish Flock’s presence in the multifamily investment community
- Attend industry conferences, networking events, and broker meetups to generate awareness and referrals
- Leverage data-driven insights to refine and optimize the sourcing strategy over time
About You
- Experienced Multifamily Professional: 7-10+ years in the industry
- Proven Deal Closer: Demonstrated ability to source and close complex transactions
- Sales-Driven & Entrepreneurial: Thrives in a high-energy, results-oriented role with a focus on revenue generation
- Sophisticated Financial Acumen: Strong understanding of investment structures, tax strategies, and real estate economics
- Excellent Communicator: Ability to distill complex financial concepts into clear, compelling narratives for landlords
- Proactive & Resourceful: Self-starter who takes ownership, moves quickly, and finds creative ways to unlock new opportunities

The annual salary/OTE range for the target level for this role in Denver is $300-350K OTE +, target equity, and benefits (including medical, dental, vision, and 401(k).
