Owners contribute properties into our professionally managed Fund, in exchange for passive equity ownership. It's a modern UPREIT model designed for sophisticated owners who want access to continued cashflows, liquidity, and diversification without triggering capital gains, disturbing tenants, or dealing with disposition friction. We’re now growing fast into the commercial and multifamily space and are looking for smart, entrepreneurial hustlers who want to help build something category-defining.

About the Role

We’re growing quickly and looking for an Exchange Manager to lead the operational engine behind the 721 exchange process. You are the primary point of contact for our clients during onboarding and play a critical cross-functional role supporting both our Acquisitions and Asset Management teams. You will own the diligence, documentation, and execution required to bring each deal to life.

This is a high-ownership, high-impact role for a detail-oriented and proactive professional who thrives on structure, can create a path in the face of ambiguity, and is ready to grow with a venture-backed startup transforming rental ownership.

Key Responsibilities

  • Exchange Execution
    • Manage the transaction lifecycle using proprietary technology and partner platforms to close the exchange of real estate for equity in Flock’s Fund.
    • Ensure all requirements are met for title and fund administrator clearance
    • Coordinate closing logistics between clients, title, and internal signatories
    • Transfer property specific logistics to internal Asset Management team
    • Resolve any last-minute blockers or emergent issues to ensure a timely close
    • Act as the point of contact (internally and externally) for any property or client-related onboarding request or task
    • Maintain well-organized and accessible closing documentation for team-wide visibility
  • Diligence Coordination & Transaction Preparation
    • Lead the collection, review, and resolution of key legal and operational documentation to prepare deals for execution.
    • Review property ownership and legal structures (e.g., LLC documents, prior deeds, public records) in partnership with Legal
    • Validate lease agreements, amendments, and rent rolls
    • Identify and resolve discrepancies in documentation
  • Playbook & Process Development
    • Build scalable, repeatable, and tech-enabled processes to drive operational efficiency.
    • Maintain detailed playbooks for diligence and exchange workflows
    • Collaborate with leadership to identify and eliminate process bottlenecks
    • Recommend automation or tooling solutions to streamline future onboarding
    • Produce executive-level reporting on pipeline, status, and operational risks

Required Skills & Attributes

  • 3–6 years of experience in operations, investor relations, or client success
  • Excellent written and verbal communication skills across functions and levels of seniority
  • Exceptional project management skills with a bias for action and ownership
  • Comfortable navigating ambiguous situations and building structure from scratch
  • Thrives in a fast-paced, high-growth startup environment
  • Strong sense of duty and extreme ownership mindset—you take initiative, raise the bar, and finish what you start
  • Nice to have: Strong understanding of real estate, title, or fund administration processes a plus

Compensation: The annual salary for this role is $80K-$115K, with target equity and benefits (including medical, dental, vision, and 401(k).
