Renovations Project Manager (Ohio, Field-Based)

United States

About the Company

There are 17 million Americans who own rental property. Most don't want to be landlords anymore, but selling isn't a good option. Why? You'd lose income and appreciation, trigger tax liabilities, kick out your tenants, have to fix up the house—the list goes on! Flock Homes is here to help.

Flock's mission is to provide every retiring landlord with the most cost-efficient and seamless exit. Our first product is a tech-enabled 721 Exchange for residential landlords. Owners contribute properties into our professionally managed Fund, in exchange for passive equity ownership. It's a direct 721 Exchange model designed for everyday owners who want access to continued cashflows, liquidity, and diversification without triggering capital gains, disturbing tenants, or dealing with disposition friction. We're growing fast and are looking for smart, entrepreneurial hustlers who want to help build something category-defining.

We're backed by top tier investors, including Andreessen Horowitz, Primary Ventures, Renegade Partners, SUSA Ventures, 1Sharpe Ventures, and leaders from Invitation Homes and Opendoor.

About the Role

Flock Homes is hiring a Renovations Project Manager to own turns and value-add renovations across our single-family rental Fund in Mansfield, Cleveland, Detroit, Louisville, and Indianapolis. Every home in the Fund came from a landlord who trusted us with what is often the largest asset on their balance sheet. You'll be the person who makes sure those homes are rent-ready, built to standard, and delivered on budget.

You'll own every project end-to-end, proposing scope, walking homes, managing vendors, and holding the line on timeline, budget, and quality. This is a field-first role: you'll spend most of your week on site, and you'll be the central point of contact between our internal teams and the vendor partners doing the work.

What You'll Do

  • Own projects end-to-end: Lead every turn and renovation from initiation through completion, setting scope, success metrics, timelines, and deliverables so homes are resident-ready on schedule and on budget.
  • Walk the homes: Be on site at move-out, during renovation, and at completion to scope work, track progress, and verify quality firsthand.
  • Run the plan: Build and maintain project plans, schedules, and status updates, and get ahead of risks and dependencies before they cost us days or dollars.
  • Build and manage the vendor bench: Source trade partners, hold them to standard on scope, timeline, and quality. Give direct feedback that makes them better, and review and approve their invoices.
  • Be the hub: Serve as the central point of contact across Property Management, Finance, Legal, and Fund Operations,  escalating risks and tradeoffs so decisions get made quickly.
  • Report what matters: Track project metrics and outcomes, giving leadership and stakeholders clear, timely updates on status, milestones, and final results.
  • Build the playbook: Turn project learnings into better workflows, tools, and processes, and help build project management practices that scale as Flock Homes grows.

About You

  • 5+ years experience in construction/renovations project management or operations, owning complex, cross-functional initiatives.
  • Field-tested: Hands-on experience in construction, renovation, or property operations. You've scoped and inspected work on site, you know what good looks like, and you know how to stop the bad before it becomes a problem.
  • Rigorous background: You've managed projects in a high-growth or institutionally rigorous setting (funds, real estate, fintech, proptech, or tech-enabled operations). Exposure to real estate, property management, asset management, or investment operations is strongly preferred.
  • Analytical and systems-fluent: You're comfortable with data, metrics, and operational reporting. You have advanced proficiency in AppFolio, Salesforce, and Google Suite, and you learn new tools fast, recommending ways to work better.
  • Operator mindset: You think like an investor and act like an operator, with a bias toward action and continuous improvement.
  • Clear communicator: You can boil a messy situation down for senior stakeholders and keep teams with different priorities moving toward the same outcome.
  • Organized: You run multiple projects at once without letting details slip, with a track record of keeping everything on time and on schedule.
  • Ownership: You can operate in ambiguity and bring structure where none exists and treat every project like it's yours.
  • Grit: Proactive, accountable, and execution-focused. You'd rather solve the problem on site than write an email about it.
  • Ethical: You conduct business with the highest level of integrity and professionalism.

Even if you don't meet 100% of the qualifications, we recommend applying to the role!

Location: Field-based. You must be able to reach our Mansfield, OH portfolio regularly. Expect up to 50% travel across Mansfield, Cleveland, Detroit, Louisville, and Indianapolis. A valid driver's license and reliable transportation are required.

Compensation: $100,000-$115,000 base salary, plus equity and benefits (medical/dental/vision insurance, 401k, and unlimited PTO).
