What you'll do

As a Procurement Analyst, you will own the financial side of construction procurement for Giga data center projects. Reporting to the Procurement Manager, you will keep our budget codes, schedules of values and pay applications accurate, tied together and on time. You will make sure every dollar we commit is coded to the project budget, and that every dollar we pay ties to executed paper. Each month you will run the cycle that takes subcontractor pay applications from receipt to paid. You will also report committed, invoiced and paid cost to the project team and to Finance.

Our procurement platform is AI-native. AI agents built on Claude and our Google Sheets and Drive data spine do the intake, matching, checking and logging. You will help build the pay application system on that platform, then run it. You will spend your time on exceptions, follow-through and clean records, not on retyping. This is a hands-on individual contributor role for a highly organized person who likes systems, deadlines and numbers that tie.

Where you'll work

This role is ideally based in Houston, Texas. We will also consider Austin or San Antonio. The role is hybrid, with regular in-office days each week so you work closely with the team. Occasional visits to our Texas project sites are part of the job.

Responsibilities

Budget Codes and Cost Control

  • Own the budget codes on the PO budget register. Code every purchase order and change order to the project budget before it is issued.
  • Keep the budget codes in step with the Project Controls baseline as the estimate updates. Reconcile differences and flag variances early.
  • Record each change order against its contract and budget code, and confirm the executed paper exists before any change is paid.
  • Report estimate, committed, invoiced, paid, retention held and remaining cost for each budget code.

Schedules of Values and Pay Applications

  • Set up a schedule of values for each subcontract at award, and confirm it ties to the contract price.
  • Review each monthly pay application against the schedule of values, the executed contract and the approved change orders before it goes for approval.
  • Confirm that the field has validated percent complete before you release a pay application for approval.
  • Track retention held and released on each contract.
  • Collect the correct conditional and unconditional lien waivers each cycle, including lower-tier waivers where required.
  • Hand approved payments to Finance through Ramp with a complete approval record. Catch amount, vendor and banking mismatches before a payment goes out.

Build and Run the Monthly Cycle

  • Help build the pay-application-to-paid system on our AI-native platform: intake, checks, approval routing, logs and reports.
  • Run the monthly cycle. Subcontractor pay applications are due on the 20th. You take each one through review, approval, payment hand-off and close.
  • Prepare the cash flow forecast for Finance each week and each month, showing what is approved, held and due.
  • Assemble the procurement backup for Giga's own pay applications to its customers, in partnership with Finance.
  • Close out purchase orders and contracts: final waivers, retention release and final reconciliation.
  • Improve the system each month. Find the step that slowed the cycle and fix it with the team.

Requirements

  • 2 or more years of experience in construction accounting, project accounting, cost control or procurement operations.
  • Working knowledge of AIA-style pay applications (G702/G703), schedules of values, retention, lien waivers and change orders.
  • Highly organized. You keep many deadlines, documents and vendors moving at once, and nothing falls through.
  • Strong spreadsheet skills in Google Sheets or Excel.
  • Clear writing and a firm, polite manner with vendors. You hold a payment when the paper is not right, and you explain why.
  • Bachelor's degree in accounting, finance, construction management or a related field, or equivalent experience.

Bonus points

  • Construction finance or construction accounting experience, on the general contractor, subcontractor or owner side.
  • Hands-on use of AI tools in your daily work (for example Claude, ChatGPT or Copilot). Be ready to show us how you use them.
  • Texas lien and retention practice.
  • Experience on data center, power, industrial or other fast-track capital projects.
  • Experience with Ramp, NetSuite or another ERP or accounts payable system.
  • Experience with cost code structures and committed cost reporting.
