Position Overview
HES is seeking a detail-oriented Field Quality Verifier to join our field team supporting asset inventory and facility condition assessment work for a portfolio of municipal buildings in New York City. The Field Quality Verifier will survey mechanical, electrical, and plumbing (MEP) equipment, install durable metal asset tags with scannable QR or bar codes, photograph and record each asset's nameplate data, and rate its physical condition for use in capital planning reports and maintenance management systems. This field-based role suits someone with a mechanical, facilities, or trades background who takes pride in accurate, organized data and can work methodically through mechanical rooms, boiler rooms, and rooftops across multiple sites.
Key Responsibilities
Asset Inventory & Tagging
- Survey all major MEP equipment floor by floor, including boilers, chillers, air handlers, pumps, fans, water heaters, switchgear, panels, transformers, and backflow preventers.
- Record nameplate data (manufacturer, model, serial number, capacity, voltage, year of manufacture) and equipment location in a standardized Excel inventory template or mobile data-collection app.
- Install rigid metal asset tags carrying a unique ID and QR or bar code, following the client's naming convention, and confirm each tag scans to its matching inventory record.
- Photograph each asset to show its nameplate, overall condition, and location, and name and file every photo so it links to its asset ID.
Condition Assessment
- Rate the physical condition of each asset on a standardized scale, noting age, corrosion, leaks, abnormal noise or vibration, missing components, and visible deterioration.
- Record field observations that feed facility condition assessment reports prepared to ASTM E2018 guidance, including estimated remaining useful life and repair or replacement needs.
- Report urgent deficiencies and life-safety concerns to the project manager the same day they are found.
Quality Control & Documentation
- Check each day's data for completeness, duplicate IDs, and mismatches between tags, photos, and inventory records before leaving the site.
- Reconcile field findings against existing asset lists and drawings supplied by the client, and flag equipment that is missing, removed, or unlisted.
- Upload inventory data and photos to the shared project platform daily and keep organized records of all site work.
Coordination & Communication
- Coordinate site access with building managers, facility engineers, and security staff at occupied public buildings.
- Give the project manager regular progress updates on assets surveyed, tagged, and outstanding for the project tracker.
- Represent HES professionally to client staff, building personnel, and project partners.
Quality & Compliance
- Follow project protocols, inspection checklists, and data standards set by HES and the client.
- Perform all field work in compliance with applicable health and safety standards, including safe practices around energized and rotating equipment.
Qualifications
Required:
- Comfort with Excel, tablets, smartphones, mobile data-collection apps, and digital cameras.
- Ability to travel reliably to job sites across the five boroughs by car or public transportation.
- Ability to work independently and manage a regular schedule of field visits.
- Ability to meet site-access requirements for government facilities, which may include a background check.
Preferred: We are open to candidates from a range of backgrounds and will provide training.
- One or more years of experience in HVAC or mechanical trades, building maintenance, facilities operations, building inspections, commissioning, or energy audits.
- Ability to identify common MEP equipment types and read equipment nameplates.
- Careful, consistent data entry and strong attention to detail.
Preferred Certifications & Experience
- OSHA 10 or OSHA 30 certification.
- Prior work on asset tagging, equipment inventory, or facility condition assessment projects.
- Familiarity with CMMS or EAM platforms such as ARCHIBUS, Maximo, or similar.
- Familiarity with ASTM E2018 property condition assessments or NYC Local Law 87 retro-commissioning.
- Trade school certificate or credential in HVAC, refrigeration, electrical, or plumbing.
Education
- High school diploma or equivalent required.
- Technical school coursework or an associate's degree in HVAC, facilities management, engineering technology, or a related field is a plus.
- Relevant hands-on experience may be considered in place of formal education.
Physical Requirements & Working Conditions
- Ability to climb ladders and access mechanical rooms, boiler rooms, rooftops, ceiling spaces, crawlspaces, and other confined or elevated spaces.
- Ability to use hand tools and a cordless drill to mount asset tags on equipment.
- Ability to lift and carry equipment weighing up to 40 pounds.
- Comfort working in varied environmental conditions, including dusty, hot, cold, or noisy spaces.
- Ability to stand, kneel, bend, and walk for extended periods throughout the workday.
- Use of appropriate personal protective equipment (PPE) at all times on job sites.

Job Type: Full-time (40 hours per week)
Pay: $65,000 – $80,000 per year
