The Vice President of Construction and Maintenance plays a pivotal role in managing the long-term viability and operational efficiency of the Hazel Valley Homes single-family rental portfolio. This executive leader is responsible for overseeing large-scale renovation projects, maintaining the integrity of properties, optimizing cost structures, and ensuring compliance with safety and environmental regulations. By leading a team of construction and maintenance professionals, the Vice President ensures that properties maintain high standards of livability, durability, and market competitiveness.
Primary Responsibilities
Strategic Construction & Renovation Leadership
- Develop and execute short and long-term strategies for construction, renovations, and capital improvement projects to enhance property value.
- Oversee all phases of construction, from planning and design to execution and final inspection, ensuring projects are completed on time, within budget, and are ready to leased.
- Implement standardized renovation models, collaborating with investment and asset management to streamline operations and reduce costs while maintaining quality standards.
- Collaborate with asset and investment management teams to assess properties and determine investment priorities.
- Analyze market trends to identify innovative approaches to property improvement and construction methodologies.
- Establish KPIs and performance expectations that align with best-in-class construction management practices.
Maintenance Operations & Service Optimization
- Establish and refine maintenance protocols to ensure efficiency, cost-effectiveness, and resident satisfaction.
- Develop preventative maintenance programs to minimize emergency repairs and extend property lifespan.
- Manage third-party maintenance provider work order processes and service requests to ensure timely and high-quality resolutions.
- Optimize procurement of materials, leveraging vendor relationships to negotiate favorable pricing.
- Establish performance metrics and KPIs for maintenance teams to drive continuous improvement.
Vendor, Contractor & Budget Oversight
- Identify, vet, and negotiate contracts with construction firms, general contractors, and maintenance service providers.
- Ensure vendor compliance with company policies, safety regulations, and contractual obligations.
- Drive cost-saving initiatives by analyzing expenditures and implementing budget optimization strategies.
- Maintain oversight of financial planning and forecasting related to construction and maintenance operations.
Regulatory Compliance & Risk Management
- Ensure compliance with local, state, and federal building codes, zoning laws, and safety regulations.
- Develop strategies to improve sustainability and reduce environmental impact through energy-efficient upgrades and responsible construction practices.
- Conduct risk assessments to prevent liability issues associated with structural integrity, tenant safety, and legal compliance.
- Maintain documentation and reporting systems for audits, inspections, and regulatory requirements.
Leadership & Team Development
- Recruit, train, and mentor a team of construction managers, maintenance directors, and field personnel.
- Foster a culture of accountability, professionalism, and continuous learning within the department.
- Implement workforce development programs to enhance technical skills and career growth opportunities.
- Ensure cross-functional collaboration with leasing, operations, investment, and asset management teams to support overall business goals.
Technology Integration & Process Improvement
- Evaluate and implement emerging technologies to enhance maintenance efficiencies, including smart home solutions and predictive analytics.
- Leverage property management software and automation tools to track performance, streamline operations, and improve reporting accuracy.
- Drive innovation in construction methods and materials to maximize durability while maintaining cost-effectiveness.
Qualifications & Experience
- Bachelor's degree in Construction Management, Engineering, Business Administration, or related field (MBA preferred).
- Certified Construction Manager (CCM), Project Management Professional (PMP) or other related designation preferred.
- 10+ years of leadership experience in construction, renovation, or property maintenance, preferably in the single-family rental industry.
- Extensive knowledge of residential building codes, environmental regulations, and safety standards.
- Proven track record in managing large-scale construction projects, maintenance operations, and vendor negotiations.
- Ability to oversee budgeting and financial planning while driving cost efficiency.
- Strong analytical, problem-solving, and decision-making skills.
- Experience with property technology platforms and data-driven operational strategies.
