As the Director of Maintenance, you will architect and lead a scalable, tech-enabled maintenance platform across a national portfolio of single-family rental homes. This role is pivotal in driving operational efficiency, resident satisfaction, and asset preservation through a hybrid model of third-party vendor oversight and in-house technician deployment. You’ll be responsible for strategic planning, vendor performance, capital project execution, and the development of a best-in-class maintenance organization.

Responsibilities

Strategic Leadership & Program Development

  • Design and implement a national maintenance strategy aligned with company growth and operational goals. 
  • Build and scale an in-house maintenance program, including technician recruitment, training, and performance management.
  • Develop SOPs, KPIs, and SLAs to ensure consistent service delivery across all markets.

Vendor & Partner Management

  • Oversee third-party maintenance providers, ensuring adherence to quality, cost, and timeline expectations.
  • Lead   RFP   processes,   negotiate   contracts,   and   manage   vendor   scorecards   to   drive accountability and continuous improvement.

Bid & Scope Governance

  • Review and approve scopes of work and bids for repairs and capital projects.
  • Collaborate with construction and asset management teams to ensure alignment on project specifications and budgets.

Technology & Data-Driven Operations

  • Champion the use of maintenance tech platforms to automate workflows and enhance visibility.
  • Leverage analytics to identify trends, optimize technician routing, and reduce response times and costs.

Compliance & Risk Management

  • Ensure   all   maintenance   activities   comply   with   local,   state,   and   federal   regulations, including OSHA and fair housing standards.
  • Implement preventative maintenance programs to mitigate risk and extend asset life.

Budgeting & Financial Oversight

  • Develop and manage budgets appropriate for scale that align with company goals and profitability.
  • Monitor   spend,   forecast   needs,   and   identify   cost-saving   opportunities   without compromising service quality.

Cross-Functional Collaboration

  • Partner with Property Management, Construction, Procurement, and Resident Experience teams to align maintenance strategy with broader business objectives.
  • Serve as a key voice in executive-level discussions on operational performance and capital planning.

Qualifications:

  • 10+ years of progressive maintenance leadership experience, with at least 5 years in the SFR industry. 
  • Proven success in building and managing hybrid maintenance models (in-house + third-party).
  • Deep knowledge of residential systems, building codes, and capital project execution.
  • Strong command of maintenance tech platforms and data analytics tools.
  • Exceptional leadership, communication, and negotiation skills.
  • Bachelor's Degree in Construction Management, Facilities Management, or related field
