We hold ourselves to the highest standards of quality and strive to simplify the rental experience, allowing renters to focus on what matters most to them.

Hazel Valley Homes is growing fast, expanding beyond our St. Louis roots to bring our personalized approach to new markets. We’re looking for passionate individuals who want to be part of a dynamic, people-first company that prioritizes superior service and strong community connections.

The Leasing Specialist is responsible for converting prospective residents into signed leases across a portfolio of single-family rental homes. This role owns end-to-end lead management and outreach, including proactive follow-up, appointment setting, showing coordination, application conversion, and lease execution. Success is measured by speed-to-contact, response quality, tour-to-application conversion, application-to-lease conversion, occupancy impact, and resident experience.

Core Responsibilities

  • Own outreach for all assigned leads, ensuring consistent, documented follow-up from first inquiry through lease signing.
  • Maintain best-in-class speed-to-lead standards (for example: immediate contact attempts during business hours and same-day follow-up for all new inquiries).
  • Execute multi-channel outreach (phone, SMS, email, and portal messaging) using structured cadences that maximize engagement and conversion.
  • Qualify prospects efficiently, confirm needs and timing, and match prospects to available homes while guiding them to next steps.
  • Coordinate and schedule self-guided and agent-guided tours; provide clear instructions, expectations, and support to improve tour completion rates.
  • Educate prospects on property features, rental criteria, application requirements, and leasing timelines; set accurate expectations and reduce fall-out.
  • Drive applications through the funnel by identifying friction points, resolving prospect questions quickly, and ensuring completeness and accuracy.
  • Partner with screening/processing teams to monitor application status and proactively communicate updates to prospects.
  • Prepare and execute lease packages and required disclosures in compliance with state law and company policy; ensure all documents are completed correctly and on time.
  • Proactively manage a personal pipeline (leads, tours, applications, leases) with daily prioritization to hit weekly and monthly targets.
  • Track and report KPI performance (speed-to-contact, contact rate, show rate, application rate, conversion rate, and time-to-lease) and take corrective action when trending off-target.
  • Collaborate with marketing and operations to provide market feedback, pricing/amenity insights, and recurring prospect objections to improve listing performance.
  • Ensure a high-quality resident experience by delivering professional, accurate, and empathetic communication at every touchpoint.
  • Maintain accurate CRM records, activity notes, and outcome dispositions for every lead and interaction.
  • Support continuous improvement by testing outreach scripts, cadences, and talk tracks; document what works and share learnings with the team.
  • Build and execute daily outreach plans without prompting, including follow-up for “cold,” “warm,” and “hot” leads.

Goals and Performance Expectations

This role is measured on monthly business outcomes and operating KPIs. Goals may change month-to-month based on portfolio needs, seasonality, pricing strategy, and operational priorities. The Leasing Specialist are expected to adapt quickly and consistently deliver against updated targets.

Required Qualifications

  • High attention to detail with strong compliance and document accuracy discipline.
  • Proficiency with CRM and leasing platforms (for example: Yardi, AppFolio, Buildium, Funnel, Knock, LeadSimple, or similar).
  • Ability to work evenings and weekends as needed to support tour schedules and peak leasing demand.

Preferred Qualifications

  • Experience leasing single-family rentals and coordinating self-guided tours.
  • Knowledge of Fair Housing compliance and state/local leasing regulations.
  • Track record of exceeding leasing or sales goals in a KPI-driven environment.
  • Experience collaborating with pricing/marketing teams to improve listing performance.

Core Competencies

  • Ownership mindset: takes responsibility for outreach, pipeline health, and results.
  • Sales discipline: structured follow-up, objection handling, and conversion focus.
  • Operational excellence: accurate documentation, compliance, and dependable execution.
  • Adaptability: thrives in environments with shifting priorities and monthly targets.
  • Customer-first communication: responsive, clear, and professional.
  • Data-driven execution: uses metrics to prioritize work and improve outcomes.

Compensation

Hourly base rate plus performance-based bonus. Bonus is tied to monthly outcomes such as leases executed, conversion performance, and occupancy impact, with metrics and targets set by the business.

Work Environment

  • Fast-paced, deadline-driven leasing environment with high phone and messaging activity.
  • May be onsite, hybrid, or remote depending on market needs; must be able to support tour schedules.
  • Must maintain confidentiality and comply with Fair Housing and company policies.

Benefits:

  • Generous PTO to recharge and maintain a healthy work-life balance.
  • Paid maternity and paternity leave to support your growing family.
  • 401(k) program with matching to help you plan for a secure future.
  • Opportunities for professional growth and development in a fast-paced, innovative environment.
  • A supportive, mission-driven team that values collaboration and shared success.

If you believe you belong to any of the categories of protected veterans listed below, please indicate by making the appropriate selection. As a government contractor subject to the Vietnam Era Veterans Readjustment Assistance Act (VEVRAA), we request this information in order to measure the effectiveness of the outreach and positive recruitment efforts we undertake pursuant to VEVRAA. Classification of protected categories is as follows:

A "disabled veteran" is one of the following: a veteran of the U.S. military, ground, naval or air service who is entitled to compensation (or who but for the receipt of military retired pay would be entitled to compensation) under laws administered by the Secretary of Veterans Affairs; or a person who was discharged or released from active duty because of a service-connected disability.

Voluntary Self-Identification of Disability

Form CC-305
OMB Control Number 1250-0005
Expires 04/30/2026

Why are you being asked to complete this form?

We are a federal contractor or subcontractor. The law requires us to provide equal employment opportunity to qualified people with disabilities. We have a goal of having at least 7% of our workers as people with disabilities. The law says we must measure our progress towards this goal. To do this, we must ask applicants and employees if they have a disability or have ever had one. People can become disabled, so we need to ask this question at least every five years.

Completing this form is voluntary, and we hope that you will choose to do so. Your answer is confidential. No one who makes hiring decisions will see it. Your decision to complete the form and your answer will not harm you in any way. If you want to learn more about the law or this form, visit the U.S. Department of Labor’s Office of Federal Contract Compliance Programs (OFCCP) website at www.dol.gov/ofccp.
