The Superintendent at Hazel Valley Homes is responsible for field-level validation of renovation, maintenance, and property management activities to ensure properties meet Hazel Valley Homes standards and applicable municipal requirements. This role conducts in-person site visits and digital inspections to validate scope execution, confirm rent-ready status, and support regulatory compliance across assigned markets.

The Superintendent partners closely with the Production Manager, Q&R Specialist, Scheduling, Maintenance Coordination, and Property Management to identify deficiencies, validate corrective work, and confirm readiness prior to occupancy, marketing, or turnover.

Location: This position must be based in the Cleveland, OH area. 

Responsibilities

  • Conduct rent-ready inspections to confirm properties meet Hazel Valley Homes scope and quality standards prior to turnover.
  • Conduct Pre-Construction site visits and develop/edit scope of work documents in collaboration with the assigned renovation or turnover vendor.
  • Perform move-in and move-out inspections and document resident-related deficiencies or chargeback items.
  • Conduct vacancy confirmations and self-showing / marketing inspections to ensure properties remain in acceptable condition while on market.
  • Perform progress inspections and validate completion of renovation scopes.
  • Support high-cost maintenance validation by confirming approved scopes were completed properly in occupied homes.
  • Meet municipal inspectors for occupancy inspections and document outcomes.
  • Support utility activation appointments when required.
  • Upload photo documentation and complete inspection records in real time using company systems.
  • Identify deficiencies and coordinate follow-up actions with Scheduling, Renovations, Maintenance, or Vendors.
  • Ensure properties are compliant with Hazel Valley Homes standards prior to occupancy or marketing.
  • Escalate complex compliance or quality concerns to the Production Manager.
  • Field-based travel required within assigned markets. Must have reliable transportation and availability for daily site visits. May be asked to travel to adjacent markets to support inspection activities.

Qualifications

  • 2+ years of experience in field inspection, quality control, or residential construction
  • Experience inspecting renovation projects in the SFR or property management industry.
  • Residential home inspection experience or certification
  • Thorough understanding of renovation scopes, construction methods, and quality standards.
  • Ability to identify scope deviations, incomplete items, and compliance concerns.
  • Strong documentation and reporting skills.
  • Ability to conduct detailed inspections using mobile inspection tools and digital checklists.
  • Ability to collaborate with municipal inspectors, internal teams, and external vendors.
  • Strong attention to detail and accountability.
  • Familiarity with SiteCapture, Salesforce, and inspection documentation software.
  • Working knowledge of local permitting and occupancy inspection requirements.
  • Experience validating high-cost repair scopes or maintenance work.
  • Training or certification in construction, building inspection, or property maintenance.
