The Role:

Senior Project Manager (Sr. PM) provides leadership and direction for successful project completion with projects of all sizes. The Sr. PM has mastered project management tasks and is focused on mentoring these skills in their team. Sr. PM Is are developing and utilizing their contact lists with clients and engaging with business development and sales.

Sr. PMs provide a keen focus on the quality delivery and profitability of the job by planning, scheduling, and managing the project team while ensuring that the schedule and project goals for the job are met.  It is critical that they perform this work within the policies, ethical standards, and objectives of Hermanson Company.

Sr. PMs will also be responsible for employee training and the development of Project Managers, as well as focusing on their own growth and development.  They coordinate with other departments or group managers to help meet strategic company goals, and to provide world-class customer service and build strong customer trust and relationships.

Roles & Responsibilities - General:

  • Promotes teamwork and a positive winning team attitude through leadership.
  • Establishes and maintains a trusting, working relationship with foremen, superintendents, customers, engineers, general contractors (GCs), and subcontractors.
  • Performs all essential duties and responsibilities in accordance with Hermanson Company standards and procedures.
  • Provides management on one to multiple projects and project teams.
  • Maintains personal development plan to review with your manager.
  • Has working knowledge of the local construction marketplace.
  • Has technical knowledge on mechanical & plumbing systems, building codes & standards, and Hermanson Construction standards.

Roles & Responsibilities - Pre-Bid / Bid:

  • Develops conceptual, plumbing, piping and sheet metal estimating skills.
  • Seeks opportunities to participate in estimates and estimate reviews.
  • Reviews contracts with our customers to understand scope and contract terms for notification, billing, and other critical information.
  • Develops relationships and skills to sell work to general contractor teams, as opportunities arise from current work.

Roles & Responsibilities - Pre-Construction / Construction:

  • Directs day-to-day activities of project team to ensure the following for each project:
    • Ensures that a successful project turnover and follow-up pre-planning meeting(s) are completed prior to using any union labor or starting the project.
    • Works towards the goal of completing equipment and material submittals, subcontracts, and buyout in the first 10% of the project.
    • Establishes cost codes and budget management plan.
    • Promotes Hermanson Safety Culture, including review of safety incidents/audits, reviewing, and addressing findings with the team.
    • Ensures that all crane lift plan reviews and Site-Specific Safety Plan requests have a minimum of 2 weeks’ notice.
  • Meets with GC at the beginning of each project to understand their expectations for the project. Also meets mid project and at the end of the project to ensure that all expectation were met.
  • Engages with design and detailing teams associated with the project, including driving the teams towards project goals and deadlines.
  • Makes sure that all permits are applied for and posted at job site.
  • Works with foremen to create a level staff-loaded project schedule and influence the changes to the GC schedule that may help to level peak staffing requirements.
  • Monitors the foreman’s updated monthly staffing plan to work with foremen to maximize productivity.
  • Works with foremen to establish QA-QC and pre-fabrication plan for the project.
  • Collects operation and maintenance manuals from vendors at the time of issuing the purchase orders.
  • Tracks equipment to ensure required delivery date.
  • Maintains current procurement log and shares weekly status with the foremen.
  • Meets with foremen monthly to review forecasted hours and verifies quantity-based forecasting is being utilized.
  • Completes the Hermanson monthly ECAC/stats and cost forecasting.
  • Works with Accounting to ensure accuracy and verity of invoices prior to approving Subcontract and Vendor invoices for payment.
  • Calculates and submits change orders as required within the contracts notice requirements.  Updates project budgets and change order logs as change orders are approved. Sends updated change order logs with each change order.
  • Walks each project a minimum of once a week and meet with both foreman and GC to ensure we are meeting all internal and external expectations. Also reviews any ASI’s or RFI responses from the prior week.
  • Ensures that all job folders are updated with the most current information.
  • Ensures that all close out documents are accurate and in folder for Project Coordinators to assemble close out packages.

The salary range for this position is $120,000 to $160,000. (The compensation offered may vary depending on job-related knowledge, skills and experience).

Accountabilities & KPIs:

  • Maintains employee development plans for all assigned employees.
  • Building a client contact list for future outreach.
  • Establishes and ensures that a document control system is in place and updated on a regular basis.
  • Reports accurately and understands ECAC/Stats.
  • Works actively to improve project profitability and quality through planning, scheduling, and managing the project team while ensuring that the schedule and project goals for the job are met.
  • Keeps all projects over-billed.
  • Assists in the collection of client invoices before they become 60 days past due.

Capabilities & Experience:

  • 10+ years related experience working as a Project Manager. Experience in related fields, particularly in Architecture, Engineering or Contracting fields will be considered.
  • Prior HVAC and/or Mechanical construction experience is required.
  • Technical skills in programs such as ACC Build, MS Office, Bluebeam Revu, etc.
  • Possess strong communication skills, written and verbal.
  • Efficient time management skills.
  • Works with a sense of urgency.
  • The qualified candidate must have strong organizational skills, able to handle multiple projects with multiple deadlines, and have a sincere desire to maintain a superior customer experience.
  • Disciplined, strategic thinker who quickly develops a holistic view of Hermanson’s business, building and nurturing key relationships focusing on desired outcomes, creating competitive advantage for the whole company.

  • This position is required to support field personnel and service our customers on projects. Depending on project requirements this may require full-time presence on the site and in some cases, presence before and after the project scheduled hours.  Flexibility regarding hours and location of work is dependent on project requirements as determined by your supervisor.
  • This position requires the ability to walk and maintain balance over rough, icy, or muddy ground, climb stairs and ladders, work safely at heights without fear, and to work effectively while exposed to the weather for long periods.

 Education:

Bachelor’s degree in Construction Management, Business, or Engineering is preferred. We will consider equivalent education and experience, such as a combination of direct trade experience and/or education that would indicate proficiency in performing Sr. PM duties.
