ASSET MANAGEMENT
The main role of the CLS Asset Management is to support the day-to-day operations of all Hillpointe owned and rented assets as it pertains to subcontract housing. The Asset Management will assist the CLS Director and Asset Management Lead in the meeting and exceeding Hillpointe’s Standard of Service as it relates to resident and customer satisfaction.
ESSENTIAL RESPONSIBILITIES:
- General Administrative/Office:
- Serve as a positive representative of the property, Hillpointe, and clients.
- Maintain a professional image, positive attitude and adhere to dress code and uniform requirements.
- Communicate frequently with the Asset Management Lead on vital needs of the properties.
- Identify and report any maintenance issues, repairs, or safety hazards to the Asset Management Lead.
- Ensure all checklists and reports are completed on time and accurately.
- Attend scheduled meetings and complete all required training.
- Report all liability and property incidents to the CLS Director immediately.
- Ensure staff members are adhering to safety procedures.
- Ensure that all workers’ compensation claims are reported and proper paperwork is completed.
- Use all company equipment in a responsible manner and in accordance with its operational guidelines.
- Requires the ability to travel between all Hillpointe sites including upcoming North Carolina, Tennessee, Florida, Georgia, South Carolina and Colorado. Travel could consist of 75% time on the road.
- Field Work and Maintenance:
- Facilitate the overall operations of opening all Hillpointe and third-party properties.
- Conduct all work as specified but not limited to the following:
- Review Smartsheets open work orders list.
- Complete maintenance repairs and other open work order issues.
- Ensure all units have a copy of the key in the hide a key and photo document.
- Ensure all electronic deadbolt codes work prior to leaving asset.
- Verify there is a copy of the key on the stove for new tenants to move in to.
- Check all HVAC filters and replace as needed.
- Ensure all protocols are followed.
- Ensure all documentation and photos are reported and uploaded to OneDrive in the correct corresponding folder.
- Report unit status in correct format to the Support team.
- Communicate with Asset Management Lead regarding work orders beyond your capability.
- Report warranty items or items beyond CLS capability to Asset Management Lead.
- Communicate with Asset Management Lead on supplies and materials needed.
- Ensure work vehicle is properly stocked at the beginning of each work day.
- Ensure timelines are being met.
- Maintain and document CLS owned equipment, materials, and tools in orderly
QUALIFICATIONS & ABILITIES:
- High School Diploma or equivalent preferred.
- Previous maintenance experience is a plus.
- Ability to understand and follow safety procedures and cleaning protocols.
- Basic knowledge of word, excel and Microsoft suite.
- Must be able to work flexible hours.
- Strong attention to detail and commitment to maintaining standards.
- Ability to work independently and as part of a team.
- Good time management skills to complete tasks within assigned timeframes.
- Ability to communicate effectively with supervisors and team members.
- Adaptability to change priorities and event schedules if needed.
PHSICAL REQUIREMENTS:
- Frequent standing, walking, bending, and reaching throughout the shift.
- Ability to lift, carry, and move equipment and supplies weighing up to 150 lbs.
- Must be able to work in environments that may be warm, cold, or humid depending on the season and event requirements.
- Ability to drive long distances as needed.
WORK ENVIRONMENT:
- The role is performed in both indoors and outdoors environments
- Exposure to cleaning chemicals and solutions is common; proper PPE (Personal Protective Equipment) will be provided.
- Expose to heat and high temperatures will be expected.
- Work may involve varying noise levels.
- Interaction with other staff and occasional contact with Property Managers and Homeowners may occur.
