About the Role
Industrious is partnering with Kato International to make Tower 49 the first Class A office building with true flexibility and hospitality at its core in Midtown, NYC, and this role will play a central role in bringing it to life.
Tower 49 is a 45-story building located between Madison Ave and Fifth Ave, and between 48th and 49th Streets. It’s undergoing a reinvention, and, when completed, will have a brand new conferencing center, a high end coffee lounge, a bar and cafe, with 16 floors and over 250k Sq Ft of private office coworking. Tenants will be able to sign a lease that gives them the ability to use the full building - a full floor to call their own, the ability to grow and shrink into and out of the Industrious coworking space, impressive conference rooms for high stakes meetings, a lounge for morning coffee and informal meetings, and a bar with views of midtown for happy hour.
This role is the conductor responsible for working closely with the Kato team to define the overall strategy for the building, bring together all of the right people from within the Industrious, Kato, and external partners to collaborate, and make sure our execution is on point.
You’ll help to write the strategic plan for the building, sequence the pieces across design & architecture, construction, marketing, sales, operations, and accounting, anticipate issues before they become problems, and reflect on learnings, all in service of making Tower 49 the hottest place to be in Midtown.
A typical day might involve: facilitating a stand-up of all of the functions working on ongoing projects to make sure they’re addressing the right roadblocks; meeting with the Industrious sales team, our broker partners and the Kato team to review trends in what you’re hearing from recent tours of the building; working with our accounting team and the Kato team to make sure we have an accurate read on the numbers; spend time with the leaders of the coworking floors and the conference center to identify ways we could work better together; synthesize a questions and issue list from all activities happening in the building to proactively discuss with the Kato team; walk the building as part of your daily rounds to check how the building feels, how construction is coming along on our newest floors, and what would improve our members’, guests’, and tenants’ experience even more
Winning in this role means:
- Tower 49 reaches its full potential: it’s talked about as the most flexible, hospitality-driven building in midtown, and it’s exceeding its financial goals
- All of the workstreams to bring this building into its new chapter are moving in lockstep with each other: working together thoughtfully and learning rapidly to make Tower 49 the best it can be for its tenants and guests
You’ll love this role and succeed at it if:
- You are a business thinker first and foremost. You have pattern recognition both for large P&Ls and operating businesses. You can spot a cost that looks out of whack or a revenue line that smells like it could be higher.
- You have been told you have a superpower in building trust with other people. You love getting to know your colleagues and partners as people, easily influence without authority, and enjoy making other people successful.
You get energy from wrangling many moving pieces into a single, coherent plan. You run towards complexity, and you easily organize it into a logical and actionable plan. You are a clear, top down communicator, and use that skill to keep everyone moving in the same direction. You easily distill lots of noise into clear and simple messages.
- You are lower ego than most people you know and genuinely want to give and receive feedback. You relish learning opportunities, take a proactive role in your own growth and development, and always want to
You have a massive bias for action. You move in hours, not days or weeks. You like playing strategic thinker and project manager, and easily zoom between the big picture and the micro.
Requirements
- P&L Management experience in Commercial Real Estate/Hospitality: You've held direct P&L responsibility (budgeting, forecasting, cost control, and revenue optimization) for a significant operating asset, ideally a Class A commercial office building, a large mixed-use property, or a high-end hotel.
- Tenant/Guest Experience and Operations Leadership: You have a demonstrated track record of leading multi-functional teams (including property management, engineering, security, and guest services) to deliver a premium, hospitality-first experience for tenants, members, or guests.
- Capital and Operational Project Oversight: Experience successfully managing major capital improvement projects (e.g., lobby renovations, amenity build-outs, system upgrades) from design through execution and stabilization, ensuring minimal disruption to ongoing operations.
- Complex Stakeholder Management (Owner/Operator): Proven ability to build and maintain high-trust, collaborative working relationships with building ownership (like the Kato team), major tenants, and external broker partners to align on asset strategy and financial goals.
This role is leveled as a Director, and is based in NYC, at Tower 49. There will be a direct reporting structure with the General Manager, and future Conference Center Manager as your go-to team members.

Other great perks and benefits include heavily subsidized healthcare plans, generous paid time off, wellness programs, professional development grants, 401k plan, and many other benefits, subject to applicable eligibility criteria and company policies.
