JD Property (JDP) is a subsidiary of JD.com it specialises in logistics real estate development, operations, and management. By the end of 2022, it had 23.3 million square meters (~250 million square feet) of logistics, industrial, and data centers in its portfolio. It currently manages 5 active funds and one REIT. JDP has active assets in Germany, UK, the Netherlands, Vietnam, Hong Kong and Indonesia outside of its home market of mainland China, and it has plans to enter other overseas markets. Responsibilities:
This outstanding mid-level asset management position will help grow a diversified and expanding logistics/industrial real estate portfolio in Germany and other parts of Europe. As an integral team member, this position will work closely with the German investment team and the Europe/Americas management team to execute the business plans for various assets across the country. This is a critical position to help drive long-term value creation for JDP’s German/European assets.
The responsibilities of this position include, but are not limited to, the following:
1. Asset Management Strategy
- Develop and execute asset management strategies for German assets, ensuring portfolio alignment.
- Oversee third-party collaborations and coordinate with the investment team to align operations with investment goals.
2. Leasing and Marketing
- Analyse market dynamics and develop proactive asset management and leasing strategies.
- Oversee letting operations, financial analysis, and external consultants.
- Manage tenant sourcing, lease renewals, negotiations, contract documentation, and occupancy transitions.
3. Property Operations
- Develop and oversee portfolio and asset budgets, ensuring compliance and optimisation.
- Identify and address operational risks, manage property maintenance, valuations, and insurance.
- Establish best practices, update SOPs, and oversee CapEx contractors and property managers.
4. Financial Management and Reporting
- Oversee financial data from third-party managers, ensuring accurate reporting.
- Review financial statements, budgets, and occupancy reports.
- Prepare portfolio performance reports, update financial models, and track investment targets.
- Identify risks and propose solutions.
- Conduct financial analyses and present findings to management.
5. Capital Expenditures and Modifications
- Support value-add CapEx, refurbishments, and repositioning projects, from planning to completion.
- Manage budgets, oversee external consultants and contractors, and ensure timely inspections and compliance.
6. Disposal and Exit Strategy
- Advise on market positioning and oversee asset disposition.
- Coordinate data room preparation and exit strategies, working with legal and advisory teams for smooth transactions.
7. Other Tasks
- Monitor market trends and comparable assets, presenting findings in internal workshops.
- Support the investment team with underwriting based on market data.
- Represent the company to external stakeholders, including government, community, and business groups.
Qualifications:
- 7+ years of asset management experience, especially in logistics/industrial assets in Germany (preferred but not required).
- Proven expertise in real estate operations, portfolio/asset performance, and operational optimisation.
- Experience in letting strategies, lease negotiations, and managing external brokers, marketers, and legal firms.
- Strong financial analysis skills, including Excel modeling, partnership-level returns, and capital markets processes.
- Accounting qualification (ACA) valued but not required; experience managing asset financial positions and risks.
- Basic knowledge of permitting, building systems, construction, and contractor management.
- Professional network in real estate brokerage, marketing, advisory, and construction is desirable.
- Proficient in PowerPoint and Word; Yardi and ARGUS knowledge is a plus.
- German and English fluency required; other languages (French, Spanish, Dutch, Polish) are a bonus.
