JD Property (JDP) is a subsidiary of JD.com it specialises in logistics real estate development, operations, and management. By the end of 2022, it had 23.3 million square meters (~250 million square feet) of logistics, industrial, and data centers in its portfolio. It currently manages 5 active funds and one REIT. JDP has active assets in Germany, UK, the Netherlands, Vietnam, Hong Kong and Indonesia outside of its home market of mainland China, and it has plans to enter other overseas markets. Responsibilities:

This outstanding acquisition and investment position is part of the team responsible for the growth strategies in Mexico by building and managing a logistics real estate portfolio thoughtfully and strategically that aligns with the company’s long-term objectives of globalizing its business. This position will also work closely with the management team at the corporate headquarters and across different JDP regional teams, as well as with other business units within the JD.com group.

 

The responsibilities of this position include, but are not limited to, the following:

• Deal Sourcing & Evaluation: Engage with brokers, sellers, and developers; build financial models to assess risks, optimize returns, and refine capital structures.
• Market Research: Analyze market trends, competitor data, and key underwriting assumptions.
• Due Diligence & Transactions: Manage stakeholders, synthesize data, and oversee deal closures with attention to detail.
• Investment Memos & Presentations: Prepare materials for the Investment Committee and potential investors.
• Stakeholder Management: Maintain relationships with brokers, lenders, consultants, legal advisors, and partners.
• Asset Management & Performance Monitoring: Track project performance, update financial models, and propose solutions for deviations.
• Disposition & Returns Analysis: Support asset sales, manage distributions, and analyze investment returns.

 

 

Qualifications:

• 3–5 years in real estate investment or financing; strong financial modeling for complex projects (JV structures, capital stacks, DCF, waterfalls, scenario/sensitivity analysis).
• Strong grasp of macroeconomic trends, capital markets, and real estate fundamentals for underwriting and project analysis.
• Effective cross-cultural communication; fluent in English & Spanish, Portuguese desirable.
• Skilled in Microsoft Suite and Argus.
• High integrity, dependability, and sound judgment.
• Entrepreneurial, proactive, and results-driven.
• Culturally adaptable, well-organized, and detail-oriented with a strategic mindset.
• Strong stakeholder engagement and team-building skills.
