Job Summary
A Senior Project Manager is responsible for leading a project construction team and the overall management of project direction, planning, completion and financial outcome. The Senior Project Manager is responsible for directing and mentoring on-site staff. The position requires business management acumen and must demonstrate strong leadership, organizational and time management skills, as well as having strong communication and team building skills.
Responsibilities
- Implement and execute the JRM BLDGS Operational play book across assigned projects / staff
- Implement and execute the JRM Safety Program across assigned projects
- Act as the JRM face of the project to clients, design team, etc.
- Manage and/or coordinate personnel and resources for the project
- Lead pre-construction efforts including developing project schedules, site logistics plans, pricing studies, design team working sessions, value engineering exercises, early works, etc.
- Manage all aspects of project from inception through completion
- Prepare and execute company development and construction plan
- Plan and execute project procurement, including creating bid packages, writing and coordinating scopes of work (and reviewing subordinate work products), managing the bid process, procurement schedule, leading descope meetings, preparing award recommendations, and negotiating subcontract awards with the Project Director and client.
- Prepare trade contracts and document closing notes
- Oversee and direct the shop drawing, submittal, RFI, MEPS coordination, Document Control and overall construction coordination process
- Plan and coordinate the project in conjunction with the Superintendent
- Accountable for performance of assigned projects including project status, schedule, cost control, change management systems, financial forecasting, monthly reporting, and project close-out
- Maintain relationships with designers, consultants, vendors and subcontractors
- Attend and lead project meetings, including staff/team, OAC, problem solving/working sessions, etc.
- Impeccable attention to detailed documentation protocols
- Review inspection and test data for compliance with specifications
- Provide operational planning and support for RFPs and pursuits (content creation, presentations, etc.)
Qualifications and Skills
- Established record of being the Project Lead on projects with a volume of $80M (concurrent aggregate) or $120M (single)
- Engineering, Construction Management or related bachelor’s degree, or possess equivalent years of related experience
- At least 10 years of experience in Core & Shell construction with completed interiors
- Working knowledge of various construction disciplines, union agreements/jurisdiction, cost control, scheduling, safety regulations, engineering drawings and other documents required
- Specific experience building concrete hi-rise properties with minimum values of $50 - $150 million, as well as renovation experience
- Thorough understanding of industry and New York Metro market
- Understanding of construction contracts, retention and releases
- 30-Hour OSHA
- 4-Hour Supported Scaffold User Certificate
Computer Systems
- Microsoft Office (Excel, Word, PowerPoint, and Outlook)
- Microsoft Project / Primavera P6
- Bluebeam
- Procore (preferred but not required)
- Familiar/ proficient in project financial software
Salary Information
- To the extent this position is performed in New York City, the annual salary range for this role is $225,000 - $260,000.
The referenced salary range is based on the Company's good faith belief at the time of posting. Actual compensation may vary based on factors such as tier, geographic location, work experience, market conditions, education/training, and skill level.
