Keeley Properties is looking to hire a Sr Property Manager to join our team in St. Louis, MO.

Primary Responsibilities

  • Administer and implement lease provisions throughout the lease term. 
  • Oversee tenant move-ins and move-out inspections, ensuring compliance with lease terms. 
  • Serve as the primary point of contact for tenants, providing prompt, professional responses to inquiries, problems, and complaints. 
  • Conduct regular property inspections and ensure completion of property condition reports (e.g., roofs, HVAC systems, parking lots). 
  • Coordinate and oversee tenant improvements, finish construction, and buildouts with tenants and contractors. 
  • Receive, track, and resolve maintenance requests, including after-hours emergencies. 
  • Supervise contractors and maintenance staff for services, repairs, and capital projects. 
  • Negotiate, prepare, and manage vendor contracts; maintain vendor service schedules and preferred vendor lists. 
  • Ensure compliance with Certificates of Insurance for tenants and vendors. 
  • Develop and manage annual operating budgets; provide monthly financial and operational reporting to ownership and stakeholders. 
  • Coordinate recurring billings (utilities, water, sewer, electric) and accounts receivable collections, including past-due notices. 
  • Review and reconcile annual operating expenses; manage correspondence with tenants regarding reconciliations. 
  • Prepare management reports with comprehensive analyses for ownership review. 
  • Provide managerial oversight of additional Property Managers and assigned buildings. 
  • Assist with the development and implementation of departmental policies and procedures. 
  • Support long-term planning, including market rent studies and fair market value assessments. 

Minimum Qualifications

  • High school diploma or GED required; associate or bachelor’s degree in Business, Real Estate, or related field preferred. 
  • Minimum 5–7 years of progressive property management experience; prior supervisory experience required. 
  • Lease up experience preferred.
  • Fair Housing and OSHA certifications (or willingness to obtain). 
  • Strong financial acumen with experience in budgeting, reporting, and expense management. 
  • Proficiency in Microsoft Outlook and Office Suite; experience with Yardi, Onesite, or other property management software preferred. 
  • Demonstrated ability to resolve tenant disputes professionally and maintain high tenant satisfaction. 
  • Strong organizational skills with keen attention to detail. 
  • Ability to travel to various property sites as needed. 
  • Knowledge of real estate market trends, pricing, and state/federal housing regulations. 
  • Excellent leadership, communication, and team collaboration skills.
