Position Overview

We're hiring a Business Development Manager to drive PM partnership growth. You'll identify opportunities, build relationships with property management companies, and close new partnerships that fuel Lineage's B2B2C flywheel.

This is a ground-floor opportunity to shape our GTM motion for a platform redefining how property managers serve real estate investors.

You'll own the full sales cycle—from prospecting to qualification to close—then facilitate a clean handoff to our Partnership Success Manager after the initial kickoff meeting. Your compensation is tied to signed partnerships and successful onboarding milestones.

Lineage's value proposition to PMs: "You manage the doors—we help your investors grow their portfolios." We transform property managers from door managers into wealth partners through investor education, portfolio reviews, and transaction support. This role opens those doors.

 

What Success Looks Like

You’re winning when you consistently produce these outcomes:

  • Signed PM partnerships: new partners added per month/quarter across SMB and enterprise segments
  • Pipeline velocity: qualified opportunities moving from discovery to close within target timeframes
  • Onboarding milestones: partners successfully activated through initial kickoff meeting before handoff
  • Revenue attribution: transaction volume from partners you signed (tracked for comp purposes)
  • Industry presence: relationships built at NARPM, IMN, and regional PM events that convert to pipeline

 

Key Responsibilities

Pipeline and Prospecting

  • Build and manage a target account list of PMs in priority markets where Lineage has or plans to have inventory
  • Develop tailored outreach campaigns targeting property management organizations
  • Execute cold email, cold calling, and outbound prospecting to PM owners and decision-makers
  • Follow up on marketing-generated leads; efficiently nurture and convert inbound interest into qualified opportunities
  • Log contacts, notes, and deal stages in HubSpot; maintain pipeline accuracy and reporting

Discovery and Qualification

  • Lead discovery calls to assess PM fit and deliver platform demos aligned to the PM’s business and investor base
  • Present Lineage's partnership value proposition; customize positioning to highlight ROI and workflow improvements for each PM
  • Apply thorough understanding of PM operations, industry trends, and competitive landscape to become a trusted advisor
  • Classify partners by agreement type (Integrated Partner or Service Partner) based on inventory, engagement model, and strategic fit

Closing and Handoff

  • Guide qualified partners through NDA and agreement execution via DocuSign
  • Manage contract negotiation; align on partnership expectations before signature
  • Coordinate and facilitate initial PM kickoff meeting to set expectations and introduce key stakeholders
  • Execute clean handoff to Partnership Success Manager; ensure continuity of relationship and context
  • Provide customer feedback to inform product development, marketing positioning, and partnership enablement

Industry Presence

  • Represent Lineage at NARPM, IMN, and regional PM conferences and industry events; convert event relationships into pipeline and signed partners
  • Build referral relationships with PM coaches, consultants, and industry associations
  • Compile attendee target lists; coordinate pre/post-event outreach
  • Drive thought leadership content and activity through Lineage channels and personal network
  • Travel required: approximately 20-30% annually, higher during conference season

Qualifications

  • 4-6 years of B2B sales or business development experience with a strong track record of meeting or exceeding sales goals
  • Proven experience selling software, technology solutions, or services to property management, PropTech, or real estate clients
  • Demonstrated success building pipeline, closing deals, and growing accounts against measurable outcomes
  • Comfortable owning a full sales cycle from outreach to close
  • Strong communication, negotiation, and relationship-building skills
  • Confidence and polish in public speaking, hosting, and presenting at events and conferences
  • Proficiency with CRM systems (HubSpot preferred) and outbound sales automation tools
  • Proficiency with Google Workspace (Drive, Docs, Sheets), Hubspot, DocuSign, Zoom
  • Self-starter who thrives in a remote, fast-paced startup environment
  • Preference to candidates with existing relationships within the property management community and strong familiarity with with PM software ecosystems

Candidates must be able to perform essential functions as outlined above, including but not limited to: 

  • Operate a computer and sit for long periods of time
  • Repeat motions that may include the wrists, hands, or fingers
  • Position is sedentary with occasional light lifting

Compensation and Benefits

Salary Range: $75,000-$95,000 per year, commensurate with skills and experience

Bonus:  $20,000-$40,000 tied to new business acquisition and onboarding milestones
